Been a bit thick and didn’t realise that the ufh needed to be designed, I presumed the plumber would no where everything went and that it was part of his job. So any suggestions on where to get it designed? Seen a few companies that offer to do the drawings if agree to buy the kit from them also free software to diy it but rather it was done by someone who new what they where doing.

Same position we are in, when we submitted the building warrant and got kit prices, other materials, labour etc 8 months ago we new the budget was going to be tight but now we are at the point of thinking how are we going to afford to finish the build let alone landscaping, driveways etc. The mortgage is through and the founds are poured tho so no choice but to keep going. -
Slate up in Scotland has gone through the roof price wise, originally I was going for cupa 3 which where going to cost 96p each but are now £1,26 and when I need 7000 of them that’s a big increase. Have seen these https://www.ebay.co.uk/itm/353506013057 by the time he’s given me a discount and I’ve had them transported they would be .42p a slate . Seller can’t tell me anything about them tho, worth the risk or bite the bullet an pay proper money for something that’s going to be good?

Would love to be able to keep it and at least make a garden feature out of it but unfortunately its to near to the foundations. Filled with clean stone and a cube of concrete on top its going to be once the SE says go

After speaking to the company that did the quote its insulation with the pipes built into it and definitely not needed with our floor build up.

Stupid question time, 2 quotes for UFH, one has over 4K of 15mm slim board the other doesn't. we have 150mm PIR then 75mm screed, what is thinboard and do we need it?

Phoned to order our kit today to be told that the price that was quoted and valid till end of May is no longer applicable due to Truss companies putting a 30% price increase on and general rising prices. Our budget was already tight and this increase along with all the others recently is causing a great deal of worry as to whether we will be able to finish the house or be able to afford to live in it if we do finish it. Where does anybody see the prices going in the future? Is it worth holding off for another 6 month's and hope prices come down or stock pile everything we need now?

Anybody used Claymore Timber and Heffron Joinery?

Looking to order our Kit imminently and Claymore Timber is the most competitively priced and have been OK to deal with on the design and warrant stages. Also the erection price and 1st n 2nd fix joinery prices are competitive using Heffron Joinery which is the owner of Claymore. Has anybody on here used there Joinery services? Bought a kit from them? Good things to say?

All we needed to give them was a quote from a main contractor with a "turn key" figure on it.

Wev'e just been in touch with them and they told us that if theres an overhead cable near its free otherwise I need to pay open reach £330 to do a survey to find out what the cost of getting a phone line to us would be. All phone cables are underground in our area so need to pay for the survey and see what they say.

Just looked them up and theres one fairly close to me in Stirling, there online prices are a bit cheaper for 120mm boards but dearer than merchant has quoted us for the 50mm boards. Do you loose much of the boards by the time you've cut of the damaged areas?

We went with Ecology and found them good to deal with , no idea if they would be able to help you but worth a phone call and explain your situation an sure they would be able to tell you there and then if it was worth applying. I no that they do give out mortgages to started builds which most don't and we got ours when I was on furlough not working. -
If the strip foundations are being poured at 750 below ground level does the mains water have to go under the founds or can you insulate the pipe and put it through a duct through the first course of block? And is there a quide anywhere for correct duct colours and what services can share ducts etc? Mains gas and electricity meters are going to be outside on the external wall so can they pass through the timber kit or do they need to go down, through the block and up through the floor slab? Probably stupid questions and im sure the groundworkers no what they are doing but i'd like and idea too. Thanks in advance for answers

Foil both sides so all is good.... except the price, projected build cost is going up with each order. 120mm kingspan £40.74+vat 50mm 19.80+vat.

Hi can somebody confirm that KINGSPAN THERMAPITCH TP10 TF70 TW55 2400X1200X 150MM is OK to use under the screed? Would of expected Thermafloor to be delivered but apparently its all the same just named differently? Looking to be reassured its correct before we store it away.

Yes, SE is showing 3 courses of double 7n block, outer 4” inner 6” with the cavity to be in filled with concrete thats then the wall plate level. then 7n 4” for the outer skin which is rendered. I’d be able to use the 3.6n for the outer skin instead with no problems? Would building control have a problem with that if they checked as it’s showing 7n on the drawings?

C28/35 is what the structural engineer has put in the found strip and floor slab, building warrant signed it of. What’s the difference with the Rc? Is it just a stronger mix or is it additives? 7n’s are what structural engineer has specified up to wall plate and the outer skin of the timber frame, would we get away with lighter for the outer skin an is it something building control would check?

Looking for a price check to see if we’re getting a decent deal at the merchants. 150mm kingspan £50.79 2.4x1.2 a252 mesh £29.43 2.4x1.2 a142 mesh £14.78. 2.4x1.2 4” 7n blocks £0.64p if take a complete load 16” x 9” cupa 3s £0.98p c28/35 £86 a cube anybody bought any of the above recently to compare? I’m in Perthshire Scotland

New Help to Build Scheme

Had a look for more info as we have had a mortgage offer but was thinking it might be worth hanging fire a few months if the help to build scheme imminent and going to save us some money, couldn't find any solid info tho. Apparently its being launched in the Spring but nobody seems to no exactly what kind of help its going to be. One article I read said the government would pay of 20% of the mortgage on completion of the build, another article that it would be mortgage with low deposit. Regardless of how it works theres bound to be a catch. -
Any changes and i'd need to get redesign checked and signed of by building control ? (In Scotland so maybe different from England?) All intermediate found strips and kershaw beam supports are shown. also the structural engineer worked alongside the timber frame companies architect that designed our house so id hope they consulted each other

Our timber kit quotes all say “No ground works should commence until you have received our fully dimensioned wallplate drawing which will show brick work dimensions and may supersede architectural foundation drawings previously issued” as foundations are the great unknown we would like to get the founds in before we commit to a timber kit or stick build so we no where we are funds wise but to get the wall plate design I have to place an order for a kit. Question is do they ever vary from the engineers drawings or are we safe enough to say follow the engineers drawings an the kit will fit?
