  1. Is there a set of guidelines UK wide or is it different rules Council to Council as its one point I would argue if there was a chance of winning it. The way PKC want it I am going to be driving over two paved paths to get to my parking area which wont survive long if I take a truck home. Tar mono block etc are not an option due to cost.

I think the 200-300 is for your solicitor to do ecology's side of the legal work as your solicitor is acting on behalf of you and ecology, ecology dont have there own solicitor if that makes sense. Some lenders have there own legal team, ecology don't. Our legal bills where £650 for legal work plus disbursements which made the total £1050 to set up the mortgage, we shopped about lots and this seemed to be the normal cost unfortunately.
  3. Your lucky if you got away with that. We had shown Access ramp down to gravel driveway with gravel grids forming a path to a parking space and a path to the main footpath out side the drive using a different type of gravel on the gravel panels to show the solid footpaths but building control wouldn't accept it so now have a maze of paving slabs footpaths to put in. Maybe Scotlands regs are different in the disabled access area
  4. Its an integrated system and its a slate roof. We have a velux either end of the roof and some of the systems we have looked at the velux can fit into the panel frame so for the prices we are seeing we are considering doing the full roof length including the velux's in the solar panel frame as price wise its not that much dearer. The concern is there is cheap chinese products everywhere and would like to no the system we go for is tried and tested. It's a new build. Can you recommend a tried and tested make or system to go for?
  5. Hi looking for a source for a 3.6kw in roof solar kit. Found a few on eBay and internet that are reasonably priced but looking for a name that’s known to be good. It’s not so much the panels giving up the ghost I’m worried about it’s more my roof leaking I’d like to avoid
  6. Don’t no about where you are but if there classing it as an alteration instead of new connection you should be saving a lot on council road opening permit. I was initially quoted £600ish for road opening permit for our supply but as we already had a supply and was just changing the way it came into the plot it ended up being £60 as it was deemed an alteration not new connection.
  7. We already own the plot and it’s a licensed conveyancer at the cheaper quote.

We are filling out our mortgage application with ecology, phoned our solicitor and he is quoting over a £1000 Put details into money supermarket and they are coming up with quote of fixed £300 all in. Has anyone used an internet based company for conveyancing? I like the idea of keeping it local, with someone we’ve used before an can go an speak to if needed but for a saving of over £700 I’m tempted to go digital.
  9. Never realised that, could of ended in tears further down the road if id went for reclaimed. Not in a conservation area and and any type of natural slate is fine with Council. We have a few PV panels on already to meet the renewables requirement but will look into adding a few more however our South side is maybe already to busy with the velux and PV panels already assigned to it.
  10. Im up in Perthshire and its the same round here with scotch slate and nice building stone. Think a lot of them let them crumble rather than take them down as its costly and time consuming process to get permission to demolish. Took us over a year to get permission to demolish the old (1800s) existing house on our plot and costs kept adding up, bat surveys, archaeological surveys, had to put materials to reuse etc
  11. Council have specified we need to use slate to keep in character with surrounding houses so starting to see how much extra thats going to cost on my build. So far its only a few hundred extra on the kit price but then I hit the minefield that is slate. Questions are: Slate size.. is it down to preference or is it certain roof shapes need certain sizes? Larger slate = less time to do the job? does paying the extra for larger slate get offset by quantity needed and less time to do the job? Spanish, Brazilian or reclaimed best value? Presuming reclaimed need labour factored in to price for resizing etc? Welsh and Scotch seem to be out due to price We need enough for 180m2 anybody recommend any slate shops? Seem to be alot of slate superstores online that seem much cheaper than local merchants.
  12. Not being in the building trade and most of the things mentioned in the quote mean nothing to me how do I no if the kit price being quoted is a fair price for the spec and contents? Is it usual to haggle on the initial price quoted? Is it normal practice to get it quoted elsewhere as I’d probably just be using there quote to verify mine was good if that makes sense.
  13. Does anyone no if I still need permission to connect to a public sewer and for water connection if we already have the services on the plot and in use? We knocked down an existing house an currently have a static caravan plumbed in that we are living in. We are reusing the existing sewer, water and surface drainage connections for the new build but we are unsure as is the architect whether we need permission from Scottish Water etc for the Building Warrant.
  14. sepa have emailed back saying- Hello Barry So for just a single house, technically you do not need SUDS for the surface water drainage. However we would encourage any form of SUDS in these situations if at all possible. So in this instance we would offer no objections to your proposals and no SEPA licences are required for this. Hope this is clear but if you any additional queries please let me know.   15. Couldnt see a direct number for Suds or local development and customer service no help. Have emailed but no response as yet. Its not a planning condition just something that was on the consultee response. Im hoping there wont be any issue but want to no if its straight forward and something we can do between ourselves and the architect. If they need the structural engineer to do it then we would be as well finding another as the one we are going to apoint is not willing to do the SUDS side of it. (Due to distance for site visits he says)
  16. Planning just approved and Timber Frame company is starting to prepare the Building warrant. One of the responses from a Consultee at the planning permission stage was "Advice on the disposal of surface water must be sought at the initial stages of design from Scottish Water and the Scottish Environmental Protection Agency." Can anybody point me in the direction of how to do this? I've hunted there websites for forms etc. Our site is clay a meter down all over so soakaways not an option but the house we demolished had surface water draining into an existing stream at the bottom of the garden so was hoping to just utilise the existing tile drains that we have found that lead to it but presuming it wont be that simple. We also have mains water and sewage from the existing house that are now being used on our static caravan and we are paying for through our council tax so was presuming that we could just use them. Our structural engineer isn't wanting to get involved the the suds side of it so do we look for another or is it something that can be done ourselves? There seems to be plenty of free online calculators for surface water run off etc. Enough to say suitable sized Holding tank and piped into stream?
  17. Many thanks for the replies, it seems the only additional costs are the jointing, cable from the mains and the ducting which equates to £350 so I think im going to stick with the 3 phase.
  18. We currently have 3 phase going to our plot but the cable needs to be rerouted and we’ve got the option of only have single phase put back in. Single phase is fine for our current requirements but am thinking maybe keep 3 phase just in case for future car charging and if I ever can afford to build a workshop. Can anyone tell me if there’s extra cost involved in the standing charges or kw used or is just the same as single phase?
  19. 6 Prior to the commencement of the development hereby approved, details of the extension of the existing footway to the south west of the site to meet the vehicular access into the development site shall be submitted to and approved in writing by the Planning Authority. The detail shall ensure that the footway continues along the frontage of the application site meet the vehicular access for the development. The footway shall match the width of the existing footpath and shall be designed to a specification to the satisfaction of the Council as Planning Authority. The details, as approved in writing, shall be implemented prior to the completion or bringing into use of the development, whichever is the earlier. Reason - In the interests of road safety. Is one of the conditions they attached to our planning. To be honest though its one thing we don't mind doing as it will benefit us as well.
  20. We are getting a private contractor to do the opening and reinstatement of the road as they where almost 2.5k cheaper than SSE where quoting. All that the utilities company are doing is jointing the cable (at a cost of £300) so we (or the chap that's doing the work) needs to apply for the permit to dig up the road. Anyway all a bit of topic, will I need to supply the council anything to "sign off" the pavement when its finished or will they just have a look and say Aye that's a bonny bit of pavement not caring who did the job.

Hi Temp, we have to have the electricity supply rerouted and changed from 3 phase to single which requires a joint under the road for which we need the road opening permit ( at a cost of £600 just for the permit! ) maybe we could just extend the barriers and signs (already been told no traffic lights required thankfully) to include the area to be kerbed and do it then as the length to be turned into pavement is pretty much next to where the cable needs to be exposed. Maybe the insurance needed is just for when the work is being carried out rather than for the work thats done.
  22. As part of our planing conditions we have to put in a pavement where our ground borders the councils road. We have a groundworker friend who I often exchange labor with that can do the job for us which would save us a good chunk but has warned us that the work would normally have to be carried out by someone the council recognizes, I think its something to do with insurance. I no the work will be done to a very high standard but is it going to come back and bite me if the council need to see some paperwork? Anybody have any experiance with the council with regard to pavements? Were in Scotland if it makes a difference.

  24. Hi, we are looking to get a self build mortgage in place and all the usual main stream banks either seem to not do them or only through intermediaries. I've had a look on internet and all that seems to come up are brokers like Buildstore. Is there banks or Building societies that can be dealt with directly or is it a case of go through a third party and pay all the extra fees? We own a plot and have our planning permission in place and we are in Scotland if that makes any difference. Thanks
  25. do it all as in architectural drawings for planning an building warrant and supply the kit ready just to zap together. Yes we'd still need our own tradesmen to put it together. What were trying to get is an idea of cost difference between getting an architect to design the house we want an then getting it built against buying a ready designed house that comes pre built in kit form from the likes of scot-frame.
