ICF Timber Frame Sips are all good The last two are the most convenient But come at a cost You can build a brick and block house far cheaper than the other three So you probably need to decide which is the most convenient for you In fairness a single story of that size in B&B would be built in a couple of weeks -

It was solid build an 89 on a B If we had of added solar like the planning stated it would have taken us up to 91 A If we would have added MVRH That would have taken us back down to 89 Such nonsense

If you buy a cheap ridge kit They always come with stainless screws and most of the time the screws of covered with a cap or another ridge I can only imagine what you have paid Get them back to sort it out

I wouldn’t use timber for an acoustic wall MF is far better Dont fully full Use a 50 a acoustic roll (Iso ) Attach a strip sound block PB to the underside of the base and head track with two lines of acoustic sealer Don’t forget to stagger your PB joints on each layer

We had all sorts of conditions on our present and previous BC say they are planning matters With now one to check them We have taken the seriously this time The guy who did our Final Sap offered to do the water usage report which was required by BC Nothing else was needed -

Marazza are a good brand Rocia stock them and will bring them in direct order above 100m2 Usually about 3-4 weeks Expect to pay around 30 odd For ticket prices of 50 odd Just had a look Prices look ok Just depends on the shipping costs -

It won’t make any difference The membrane under the insulation should be joined to your dpc (blue) Then you would put a 100 mill upstand on the top of your insulation Usually 25 mill foil backed sheet ripped into 100 mil strips ( red)

If you apply a 5 mil coat of silicone base coat You can stick cement board directly to it with a flexi tile adhesive
