One of my friends finished as we started After less than three years decided to sell his home for life and had no problem getting a retrospective SW No test holes just a lot of photos Oh and £360 Ours doesn’t cover our flat roof But will be happy to if I can get a 20 year warrantee off the installer Myself At least Dick Turpin wore a mask -

I would of been happy enough pay for an architect err at £1600 if it did the same job We mentioned this to a friend who is a Mortgage adviser at HSBC She said while some will accept HSBC definitely won’t -
As Dave has pointed out If you are off the beaten track your fine We are on the main road and had two HSS visits Just walked on The first time they asked for a scaf cert When told them it was a friends company that had erected it They told me there should be a sign HSS came back the following day with the scaffolding company boss and had a walk through As a rendering company we would always alter bits that are in the way Now most sites tell us that if we are caught with a scaffold spanner We will be asked to leave I hired mainly due to insurance issues If there was an accident I’m sure they would expect your scaffolding to have a certificate Onsite even ally tiers and Step ladders when allowed have to have a weekly certificate Who would have thought we would ever need weekly scaf tags on step ladders

For my £2800 I have lovely piece of paper Over the last two years our dedicate Warrantee inspector made three visits and spent a total of 50 minutes onsite 15 of them for the final sign off My advise would be If you have to have SW Pick the cheapest as they all do the same thing To coin a phrase Bugger al In our case we didn’t need one for mortgage But would need one should we sell When we build again We will go the retrospective route -

Not a lot That why there are so many of these 3 & 4 storey houses being built and so few bungalows A large part of your build is site excavation and drains We blew nearly a third of our total spend getting the slab and garage bases in and drains -
We’re we have built The house across the road has been knocked down and 150 built in its place Though most are detached I worked this house for a year when I left school

The heating system was a big thing either air-con type unit in the back garden Water harvesting That sort of thing They were able to keep the price down with a promise of a couple of hundred quid per year energy bills I know the criteria was quite strict We did a large village pub conversion for the same company He spent 70 k on a bio boiler with a 6k per year subsidy over ten years He’s quite clued up

I family company that I have done a lot of work for over the last twenty years build several hundred student accommodation in various locations All in TF The Timescale for completion would be impossible in traditional Back in 2008 just as the recession hit They started a site by Preston docklands All TF With running costs a fraction of local sites which had all but ceased du to the recession kicking in They houses sold like hot cakes and kept us flat out til 2009 These houses were heavily subsidised by central government When we left the site there was about a dozen unsold This company has four housing site at the moment All traditional The government has to make it cost effective for companies to change

A comparison between traditional and Timber Frame isn’t always easy The TF is always more expensive As I Plastering contractor just before we started our build I was asked by an old friend to quote for his self build in the Lake District There were three others on the site I was asked to quote for the others also One was identical style to his But TF I was quite surprised that he was up to £64000 watertight no first fix plumbing or electric While the TF was at £108000 But started three months after his I would guess that the costs from that stage on would be identical

I built an extension 7 years ago The base had been a large conservatory 25 mil insulation The customer was on a tight budget and wanted to retain the base We full filled the cavity and put and loaded the roof joists with kingsman BC suggested we use the 18 layer multi foil on the underside of the joists If you are intending 50 mil screed you will have to use liquid screed or reduce the floor insulation further to allow for 75 mil semi dry screed

I’d normally board the wall and ceiling first Then use 75 x 25 batons horizontal Butted up tight against the ceiling and wall This way will help you make accurate cuts on your slope Always put the uncut edge of the Pb to the top This will give who ever skims it a clean line to skim down to As there is always a bit of undulation on the trusses

You perhaps know But you can hire quite a sophisticated EDM Im setting out all the time But do use a EDM on some jobs They have become more sophisticated and more user friendly and so accurate on awkward turning

Setting out is Something that you can do yourself I set ours out with my Hilti laser But borrowed an EDM from a friend to double check

It doesn’t Jeremy was very helpful at the time We tried everything But as I’ve already stated We kept coming back to the same Yes we understand that it isn’t habitable But we think it could be Did you know a house builder can have a house like yours complete in 8 weeks Yes but we are not house builders We are self builders We went round in circles I was very confident that our solicitor would be able to help
