    None of the site plumbers and gas fitters have any experience of ASHP Though I suspect very soon all this will change

    Yep that’s the reason for my question While we will definitely have UFH to the GF Some friends are almost finished with tiger Self build No gas But they have had a gas tank installed in the garden that runs the boiler 44p per liter Which my wife thinks is great But I would rather install ASHP The UFH to ground floor would remain the same and also the rads in the bedroom So really if I was to say £3500 allowed for the boiler and instal Would I be anywhere near if I allowed 10 k for The supply and install of the ASHP

    With the plots purchase imminent We are starting to plan the house On our first build while knowing little about ASHP I quite fancied moving with the times and installing a heat pump But with gas readily available I was overruled This time I’m reliably informed there is no gas So seems like a no brainer But I still need to sell the idea to my other half I’ve seen that some ASHP can be reversed in summer Is that feasible ? Also my main question Can this system run everything UFH bathrooms etc Percentage wise Comparing supplying and installing ASHP and a traditional system ie gas boiler What would be the differential Also any recommendations as to what system to have installed Bit long winded but thanks in advance
  7. While bricklayers prices have jumped up I think the TF companies have followed suit

We went block and block Both have there advantages TF are easier to make airtight But don’t have as solid of a feel TF are so much more convenient and ideal for self builders We are looking to start our next two builds this year I’ve looked into TF in order to make my lice easier But the costs are frightening Quite a gap between the two

  10. We put all of our soil pipes outside Mainly to save having nibs in bathrooms and kitchen Though I must say Nearly all the new builds that I work on are internal Might be worth checking with BC Ours didn’t care either way

In the last five years planning has become more relaxed Your best way would be to apply for the garage to become an annex of your home Normally restricted to immediate family Better than a flat no Once the conversion is done you could always go down the road of applying for a change of use to a holiday let

While gallow Brackets will do the job I’d be amazed if building control didn’t want your builder to use a steel From what I’ve seen over the years many chimney breasts have been removed without informing BC I’ve seen chimneys stripped into the loft and a couple of lengths of 4x4 wedged between the masonry and the ceiling joists

An example that may be of interest is Friends of ours have more or less completed there third self build The firs one in the 80s second late 90s Hes a now retired QS mans while they haven't done any of the work this time They engaged a main contractor Here goes They have built a 5-7 bed 3400 square feet I think that’s including the attached garage but not sure It’s a tradition built bolted kitchen and master bed The 6-7 beds cover the top floor No escape routes so can’t be classed as bedrooms 3 ensuite baths and one main The figure they are currently at is 370k No landscaping yet and a 50m2 bonded resin dry still to install and pay for 10 k in vat due back As I’ve said he hasn’t done any of the physical work But has done the drawings and planning But has found some amazing deals on materials

  18. Yep Could have easily cut back on the finishing German kitchen 200 m2 Italian porcelain 400m m2 of paving If only we had known we would be selling the house ?
  19. We finished our 5 bed traditional build two years ago at £820 m2 We are almost there securing a second plot and don't expect to spend more than a £1000m2 Good luck with your build 2k is a healthy budget
  20. No need to use moister boards in a kitchen Though if the outside wall feels cold you could dab 37 mil insulation board Ceiling Its personal choice weather you add some insulation for sound One layer of 15 mil duplex (foil back) will be fine
  21. It’s not really worth using sand and cements if you are looking to save money You would have to mechanically fix stainless mesh as the s&c would be to heavy for fibre or primer Something along the line of mr P suggestion would work Render base coats can be floated up to a smooth finish
  22. You will give your groundwork’s a detailed drawing Usually done by the Architect or engineer He will take one look at it then shuv it in his pocket and do his own external design
  23. We are pre ordering plaster finish We normally take delivery of four packs each week Only two last week hopefully 6 this week While the government are paying people not work or open up This will carry on

Talking to a friend today who is nearing completion of there self build Has caused me to think about the Cil on our next build We are two years into our Cil agreement on our first build Will this effect applying for a Cil exemption on our next build While still being within the three years of the first one
