  1. Your design lends its self to cheap build cost Especially if ground conditions are favorable Looks like a nice home
  2. if you contact GEC or Crown energies They will give you an exact quote for all three
  3. Budgeting for the services to your plot can be done quite accurately by contacting the service providers A Google earth screenshot with your plot marked on will enable gas electric water to quote
  4. We came in at 815 m2 two years ago We will start our next later this year and expect to be £1000 m2 As I’ve already stated The key is how much Self Building you do ?
  5. Your cost per m2 will depend on many things The type of ground Availability of service the finish spec location and most of all the amount of work that you are able to do yourself Build costs on here will range from £1000m2 to £2000 m2 Its worth searching the forum und Build costs Which will give you some insight to what members have spent on there builds

  7. Pros for TF Goes up very quickly Against Much more expensive than traditional
  8. As Joe has already pointed out A clear expansion joint around the perimeter is so important On a floor that size there’s no need for cross expansion joints No need for Matt on a new screed You should normally allow a day per millimeter Not always practical I would still allow a month The thickness of your tile dictates the notch on your float Ie 10 mil tile 10 mil adhesive
  9. Your location would make things clearer
  10. On top of all your lender fees You will have to allow for for all your Building surveys bats birds Eco tree Architects etc 150k for the build would be optimistic Including the plot? Typo perhaps
  11. Nearly settled on a house design Quite different from our first build With bolted ceilings on the sun room and main bedroom With just two of us I had hoped to scale things down My wife has changed bed 6 to a reading room Still a bedroom to me Weve bought a three acre field at the back to try and protect us from further development I haven’t decided what to do with the other plot But we will build this one while deciding We have a budget of 250k which should be plenty With 25K contingency Should anything unexpected pop up Im going to move the garage to the bottom of the garden With an office above
  12. Yes it could But you would have to add the price of a suitable plot to your 350
  13. Who ever supplying the glass will include the U values in the quote
  14. I installed our electric gates Lots of places out there that make and fit gates But don’t do the motors I contacted an electrician friend with 40 plus years experience He advised me on the armoires cable and power to the post But electric motors No chance Not his bag I contacted Gates Gates for the motors Absolutely brilliant advise Cat 6 cable Everything plug and play and numbered Make sure the motor boxes are concreted in at the same height and inline Wiring the unit I was easy But I did mess about with the adjustments for about two weeks as I did have a fault The gates would sometimes shut and reopen Quick call to gates They told me the next time it happened Open up the box give them a call and tell them the error code Ten minutes all sorted If you take your time it’s one of those jobs that’s quite easy to get right
  15. Whilst I’ve never laid a resin drive I’ve seen quite a few being installed The fine glass they throw on at the end is your non slip coating My guess would be they haven’t put any on Or haven’t put enough on There are all sorts of non slip coatings out there that you can roll on Quarts being one that’s suitable for tarmac and concrete You can’t be the first one to have this problem I would contact a resin manufacturer My guess would be they have a product for this
  16. Yes We had no problem Just go into a shop We have two Nolte Sellers near us and both were fine with supply only
  17. I’ll second that I fitted a German Kitchen in ours (Nolte) and will do in the next It was the easiest kitchen I’ve ever fitted Everything fits Even the kick boards where cut to size with fully bound edges Cheaper than Magnet and Wickes also
  18. You will submit your plans for approval to your local authority for approval Who you choose to inspect and sign off Make no difference BC are just there to see that you follow Building Regulations Your inspector private or LA wil have no interest in the planning side You can get on with with site preparation I would hold back on creating a vehicle access and I would make sure your Cil has been agreed before doing anything If applicable
  19. Wow Who would notice 13 mil I bet Building control won’t
  20. 90 is double what I’m charging building companies But contractors no self builders options are limited at the moment
  21. You should be fine then Always worth looking at previous jobs
  22. Be wary of cash for render You will need a guarantee Beware of the guy that skimmed your house that does render also
  23. Unfortunately It is quite normal
  24. It’s all relative If your not looking to sell on quickly Prices always bounce back It’s the builders that are taking a chance As soon as the economy slows The banks will pull the plug We’ve just finished plastering and framing a project that had stood for twelve years 32 flats and houses in the Lake District The guy who originally owned the site now lives in a guest house in Windermere Riches to Rags
