  1. @ultramods I think its an own brand product, they say they are a European manufacturer but guess it could be chinese........if you look at the page the link takes you to towards the bottom of the page it offers you a download of a user manual. All the install instructions and measurements are in there.
  2. @puntloos much easier if you are the cook and doing your own choosing! I tested at some demo kitchens and some friends houses. I tried a stir fry and boiling pasta. I wanted to see the extract in action but also how controllable the heat source was. If you have never had a flexi "everything is a cooking zone" then do try one, its great you can use larger/different shaped pans and have even heat all over. I am sure you will be converted. Bora do a big rectangular pan that I use for teppanyaki style cooking it works very well for a full english griddle too.

  4. @puntloos there is more to choosing a hob than ventilation rates. Get the cook involved too. I would have a look on line for some reviews too. The times you would run the extract on max would be rare I would think, I have mine set to auto detect for extraction rate and it rarely gets to half max. If you have it MVHR is also extracting remember. The hob in the link is cheap so what have you got to lose? Its a cheaper version anyway as not flexi induction but for the price if you can live without flexi (ask the cook) and you want to save a few bob go for it. If it lasts you the warranty period then its been a good enough buy. I have a Bora flexi because its what I liked after trying cooking on several. Induction hobs vary a lot.

  6. Update.......third round of hot water has produced really good results. I reckon I am 85% of the way there. Have emptied the entire hot water tank now so no more hot water for a while. Will do another round with the hw and buckets in the morning but think I’ve cracked it. Thank you @PeterW for that brilliant suggestion.

  8. Ive done half a dozen buckets of v hot....its improved a bit so having a rest and will do some more and see if there is any further improvement. If not its a yellow pages job to find a plumber on Monday......bet they wont be in a rush to do this sort of job either! That plunger bellows thing sounds like a nightmare in my hands! I do miss my handyman, I never had any worries at previous house, I phoned and he always came the same day and sorted out any issues with anything...I didn't have many though......sadly he retired to the Cotswolds just as we started this build.
  9. Thanks guys...recent is the last few weeks. En suite there for last year, I never use it apart from cleaning it Ive never flushed it. Its OH bathroom. I noticed problem when I was cleaning it last week. I tried loo brush and buckets of cold water and that eased it a bit but not much. I have a plunger but what google said made it sound very unpleasant and tbh I’m not sure the one Ive got is big enough anyway its just a sink plunger. Will give the very hot water a go next. Thank you.
  10. My en suite toilet is slow when flushed the water fills the pan to the top before draining down. I have exactly the same model of w.c. pan in another place and it works as it should when flushed so leads me to think there is a problem with the en suite. This is fairly recent too. I have poked as far as I can with a toilet brush and nothing in the way. Google gives me all sorts of remedies with plungers and snakes and god knows what else. Is there anything simple I can try before trying to find a plumber?

If you employ a project manager I would urge you not just to look at qualifications and professional recommendations but to go and actually talk to clients he has worked for - recently completed jobs better than current as they will give you a more open and honest opinion than someone who may be stuck in situation with PM and not wanting to say anything until they get out. A good one can save you money and heartache a bad one can not only cost you his hefty fees but a lot more on top. Take care with your choice.

  14. I would say the likelihood is that fee quote includes an opinion and advice from Counsel and that would be usual.

  17. My mistake too sorry I misread your initial comment but thats the professional you need for a complex scenario such as you describe, the fee reflects the complexity perhaps? No-one is going to give you an absolute guarantee on something like this. Maybe shop around to find someone cheaper but cheap may not be best.
  18. Those were the terms for the Internorm windows too...pay in full for windows and only fitting remained to be paid afterwards. This meant the only leverage I had on the massive problems with the windows was not to pay the fitting charge. The supplier never sorted the problems with the windows nor have I paid the fitting charge. They walked away. Stalemate. I have used the fitting money to achieve a watertight install - that is not a correct install as my level thresholds are still 10mm - 15mm off the ff because of drainage issues and many people say they will come and work out a solution to tidy it up it but never actually do so they remain in this state. Small cosmetic job now to make it look right and nigh on impossible to get someone out to sort. I would never pay in full again until I was completely happy. The problem with these window companies is they supply to their registered installers, they take no responsibility for the botched installs even though they are their installers. You are caught between a rock and a hard place with them. If they wont accommodate you I would go to a different company, your credit card will only help to a limited degree. Get a company who are happy to have a substantial balance retained until the job is done to your satisfaction otherwise you risk being in the situation I and others on this forum are in with window companies.
  19. If I were you I would seek professional advice from a tax planning specialist possibly at the same firm as your conveyancer. It is not a conveyancers job to advice on tax.
  20. @Conor I think you have to be careful with something that size indoors. Humidity rise would be a factor and so that would impact on comfort levels in the house. Would need an indoor greenhouse atmosphere for tropical plants to thrive......living walls in some instances are like hydroponic growing (think illegal cannabis farms) for tropical plants to thrive you need heat, light and water. I am looking at doing an external living wall (south facing) 8m long x 2.5 high, its a lot of wall!
  21. I’m looking at doing one but an external one. You can get some fantastic artificial ones I have seen them used in commercial applications, very lifelike.
  22. I had some walk throughs on my kitchen they were great - house was not built and it was the first look inside the house.
  23. You will always need more than you think....go for the mortgage at least you then have the certainty of having enough to finish the build and you can pay off if you have funds left.
  24. Wow - 2 of those bolted together would make a nice seaside retirement home for us.....I found Beattie to be a really nice helpful company when I was dealing with them. Owner is Mr Ron Beattie who was still hands on and accessible to his customers.
