  1. Mine is with Chiltern. Large house for renovation, but with ample land for a new build garden plot. They can't argue about demolition and rebuild. Design dependant. All small developers are sitting tight on the plots as the restriction will get lifted, its just a case of when.
  2. Wall paper steamer, go gently or the tile adhesive will soften up as well. Tip. fastest way to remove ceramic tiles and leave a nice clean wall. Only works on plastered block and brick work....... Don't attempt it on plasterboard walls.

  5. We've been employing an ex local authority planning consultant and I think she lives on the same parallel universe as the planning department. So far our plans have been rejected 3 times and now we're taking it to appeal. Best of luck, local authorities are answerable to no one, and time scales don't apply to them. They are a law unto themselves.

  7. Normally applied to plots when there is only a 50/50 chance of obtaining planning permission, and even then it can be a hard slog to get it granted. Hence the plot is normally fairly cheap. Sounds like the C of E is selling this place ( they are the biggest land owner in the UK) bigger than the royal family.
  8. The other major problem you will face is some will include some parts in their tender and not others and visa versa. When they start work ( eventually) they say ," Oh I didn't include that in the quote" The whole process is a minefield and everything needs to be in writing so both parties are working from the same page. Best of luck trying to get trades in the most densely populated area of the country. Good tradesmen don't need to advertise for work and never will !!! you only find them by word of mouth.
  9. I think your budget is light by at least 25k. I can't see any figures for plant hire, legal fee's, insurance's , professional fee's, planning fee's. The delay on any planning process can delay a project for a year or more. Then you don't want to be building in the winter. A year delay with material price increases of 30% will send your spread sheet into orbit. Your estimates seem to tied in to the penny with no lee way whatsoever.
  10. We found the white goods not very good quality, and would certainly source our own on the next build.

  12. Judging by your post of June this year, your best to invite builders to the property so they can see what they are pricing up for. Otherwise the estimates will be so far out, you'll be wondering where they got the figures from. You said in a post in June about buying some materials from Wickes and other builder's merchants. It's best to let contractors buy the stuff they need and use otherwise the whole job could turn to 5Ā£!t with materials.
  13. You should have brought a ship load of timber with you as your country (Finland) is exporting it all. The profit would have payed for a development over here. Apparently there's a shortage for the home market according to my neighbour who has just returned from her summer house by the lake, which she is trying to get planning on, to extend.
  14. If it's within a shower enclosure I would remove the paint. You can use a wall paper steamer and scrapper for that.

  16. Trying to do any renovation job in London is going to be very costly and fraught with problems trying to find the trades you need. Trades will tender high due to the logistics and travel time, parking fee's, and access of getting materials on site etc. This doesn't bode very well for your project I'm afraid.
  17. Has the property being reroofed from slate to tiles? Property is 100 years old, so expect some movement due to internal and external changes that have been made over that period.
  18. That's going to be some shipping cost getting that from Los Vegas, and if it would meet UK building regulations. I think a static caravan, shipping container or a jack leg portacabin may be more viable.
  19. They are not mass produced, they are built to an architects drawings. It's not one size fits any plot. The shell may be nearly the same sqft but the windows won't all be in the same location or internal layout. You still need a plot of land to put it on, and the cash to buy a plot.
  20. As above, register with all the local estate and land agents. Know your budget, and have all finance in place and readily available ( 1 months notice for the full amount for plot only ) so that you can move fast, not that critical if you can get a mortgage on an existing house that's on the plot.
  21. Resin bond it, in a colour and design that works with the house.
