  1. Yes a wind post is made of steel and is usually fixed to the foundation. I’ve seen a few cases where they are only shown on the ground floor plans or even worse only as a dotted line on the elevations. Not much help when you have only been given a foundation plan.
  2. In the past I have tek screwed 1000’s of ties to steelwork and I can confirm that the steel does vary. Some fly in and others take ages, multiple screws and the really nasty ones need to be pilot drilled. And this can happen in the same section of steel.
  3. they say they saw bats entering the roof space in the 30 mins I wasn’t there. I like tigers. I’d have them around my place all day long. There was a survey done on the house in 2017 which stated that there were 4 different species of bat there including a maternity roost of brown long eared batsards. I feel that most of their findings are based on this previous report despite the total environment changing due to the 502 new homes built around the site. I don’t let him out of my sight when he’s there. I record all of his dribble while he is there. The only record of bat activity is in from my house on the previous survey. It was all fields and orchards before they built the new houses.

  5. Why can’t you run the insulation up to the inside of the brick skin and put some 25 mm edge insulation agains the brickwork then screed up to the threshold ?

  8. he has to come up for a ride on the cherry picker when we dismantle the roof. If he finds a bat it will need moving. I’m 99% sure he won’t find any, but the job will be stopped if I don’t make provision.

  13. Thats what I thought but he says not. He needs to be able to take the little invisible, constipated creatures in the 4 boxes ( one for each species) out of my roof and into the boxes.

  15. This is to temporarily re house the bats that I don't have until the new houses are built.
  16. My ecologist has informed me that because I have no trees on my plot that I now need to install a telegraph pole or similar in the garden to hang bat boxes off prior to demolition. I'm now searching for a supplier. This is really annoying because I had an overhead electric supply disconnected and the pole removed from site last year. Whatever next !!

  18. It's easy to cut a block to whatever size you want it. We can always make it work. Where are you intending to buy your windows from ? My suppliers just make them to suit whatever dimensions I give them.
  19. I wouldn't go down this road it will never look right.
  20. If that's they way they price then go with whatever suits. What I am saying is that if your wall is rendered then blocks can be cut to suit so don't let your wall sizes dictate the openings. If you were having brickwork as an exterior skin then I'd make the frames to suit brick sizes. I'm literally just in the process of working through this now. My designer has made a few cock ups which is disappointing seeing as i have tried to teach him several times. I've even given him spreadsheets with wall panel sizes and opening sizes but he doesn't get the bit about 10 mm extra for openings or the 10mm less for panels. He will get there eventually 🙂
  21. If its rendered it doesn't make any difference what size your openings are. I think you are over thinking this. 18.4 m is also 40 blocks plus a cut a block is supposed to be 440 mm plus a 10 mm joint = 450 mm x 40 = 18m
  22. It depends on if you are using metric bricks and the wall lengths work brick gauge. I presume from your message that you are using blocks on the external skin ? If your wall lengths are gauge then you would be better at 2260 mm 5 blocks at 450 mm (including the joint) plus 10 mm for the extra joint that will be at the other end of the opening. or 2485 mm ( half a block)
  23. Apart from the out of plumb issue the brickwork has been pointed when it's too wet. Blues are difficult to keep on top of in winter. A good wash will make it look miles better though and then for not much money you can see what you have really got below all that mess. Where abouts in the country are you ?
