  1. I successfully had overhead cables removed from above a plot I owned free of charge as they had no wayleave however this pylon is not on land belonging to the house is it? So I don’t think you’ll be able to have it removed unfortunately
  2. We had a temporary habitation certificate from south Lanarkshire council from February 2020 until May 2021 , in our case we couldn’t get completion until the garage was done because it was on the bw with the house. We claimed the vat back with our council tax valuation though
  3. No problem with where else the heat can go we can leave the bedroom doors open upstairs and downstairs if need be, the more it heats the better! House is 268m2 and the stove will be in the middle of the house replacing the **** pellet stove, we’re changing to an oil boiler after 3 years of hell but it would be good to have something supplementing the oil
  4. I seem to remember someone on here saying HWAM stoves were their stove of choice just wondering why? What do you look for in a stove? we had in our last house a Nestor Martin inset stove and it was useless, didn’t throw any heat out, we replaced it with a cheap stove from grey metal and it was a great stove so what should I be looking at?
  5. Will soon be putting in a log burner in a room with cathedral ceiling and open up to mezzanine floor above and also open into hallway so we’re not expecting it to overheat as there’s plenty places for the heat to disperse to . What’s the best log burner in all your opinions?

So after 3 years of battling away with the biomass boiler we will soon be taking it out and replacing with a 35kw grant oil boiler. in our previous build we had a grant oil boiler ( which 14 years down the line is still in operation) which heated the ufh and radiators direct and a hot water tank for dhw. What’s the best way to go with this boiler? Should we heat a tank which in turn provides for the ufh, radiators and dhw and if so what sort of tank should we be looking at? The thermal store which is currently part of the biomass system isn’t great, it can lose a few degrees an hour without using anything from it.
  8. You’ll only be vat exempt if you have a builder do the full job and supply everything otherwise you need to claim your vat back at the end of the build. If that’s the route you take then you will obviously be paying more for everything as your builders won’t do any shopping around for best prices. we had a builder in recently doing a small job for us and he said building our house now to the spec it is would cost us £3k per sq m and we’re in Scotland!
  9. I did think about that but the karcher is quite heavy and I can’t see the extension pole being much good, the trouble with all these things is you have to buy before you try, believe me I know, I have a cupboard full of things that promised to do things that they never did!
  10. Really don’t see how this works? Manual won’t open for further details but how do you clean windows without water. I’m only asking because we have 6m cathedral windows which I have attempted to clean with my long window brush, had to remove curtains blinds etc and put down towels to catch the water but in my experience the longer the pole is the harder it is to manoeuvre, I think this one would really only be any good for dusting them down not properly cleaning them, I would love to be proved wrong because we ended up having to hire a scaffold tower to go up and clean the windows properly

I’ve been with OctopusEnergy for a couple of years now, my fixed tariff ended in October last year and what they were offering then was twice what I’d been paying so I went on to the variable rate which is currently just under 20p but they are no longer offering me a fixed rate, will I need to email them and see what they’re going to offer?

  14. Just make sure the existing electric line is capable of taking another property, if they have to upgrade the line you’ll get a shocker of a quote. I also agree with others that Scot frame may be the most expensive route to go , depending on where you are there are other kit firms who are less expensive or an architect and a pair of good reliable joiners to stick build. You’ll definitely find a lot of good advice on here and every day’s a school day.
  15. Is your plot serviced or have you had a quote for all your services? that’s a tight budget if it’s including the kit . Hopefully you can do most of the work yourself and really shop around for everything. Good luck
  16. I recently had to have power cables undergrounded on a plot I was selling as the prospective buyer wanted them removed. The land had been owned by us for nearly 30 years. I asked SP energy to let me see the wayleave but of course they didn’t have one. I then gave them notice to remove. They then agreed to underground them at their expense. It wasn’t all quite as easy as first thought as they had to get permission from various other landowners to access other parts of the line and there was a lot of toing and froing but eventually it was all agreed.
  17. Hubby and I erecting the scaffold tower, I’m terrified of heights and that includes watching anyone working at height, of course it has to be erected next to the cathedral windows and I have to hand the parts up to him, totally crapping it in case they went through the windows ?
  18. Vaulted ceiling’s- the bane of my life ? we’ve just had to hire a 5.2 m tower to get up to clean windows and lights and paint the ceiling!
  19. I sympathise with the situation you’ve found yourself in, my brother had bowel cancer 3 years ago. I think given these circumstances you’d be better renting somewhere, if your husband needs surgery he will need his home comforts to recuperate and staying in a caravan surrounded by muck may only harass him, looking out at everything that needs done when he’s not physically fit enough to do it wouldn’t be good for him, personally I’d want to get December and January out of the way , your health is more important than any house
  20. I do wonder why you want to build a passive house given that you have said it will not be your forever home. Will the extra expense be worth it? Things may be changing as a result of the recent cop 26 but in my experience the general house buying public have no knowledge of these houses and would be rather suspicious of say a house without heating or no upstairs heating, they don’t even understand EPC certificates!

Had a joiner in a couple of weeks ago who does a lot of new builds and extensions and he told us about one of his clients trying to get a meter installed, was told it would be January before it could be done and on further enquiries he was told the electricity companies are all focusing on potential black outs just now
  22. I wouldn’t be paying it all off if it’s on zero percent because you’ll probably lose the offer then but I would be paying more than the minimum payment so that it is noticeable every month that it is going down
  23. Have a look at your credit report, if you go over 50% of the agreed borrowing (so if your limit is 10k and you use say 6k on that card ) this affects your credit rating especially if you are not clearing it every month.

Yes definitely Royal Mail signed for, wouldn’t trust any of the courier companies, from experience it very much depends on the individual drivers as to whether they can be bothered looking for the correct address. It may be a couple of weeks before hmrc acknowledge receipt of the paperwork but you can look online and see if they have received it with Royal Mail.
