Never will understand why people want to live in London, ok a lot of them are chasing the big money but they’re also having to spend it to live, when we sold our big 385m2 house in 2016 a friends son bought a flat in London, it cost more than we got for our beautiful house, the flat looked like an ex council, total madness!

Free service here, we even had a visit from the head of planning to see what we were proposing after which we put in a sketch which he ok’d then detailed plans were submitted -

Remotely managing self build?

Definitely on site! My hubby has just gone back to work this week after 4 months off and I am now in charge of the build, not new to me as we’ve done it twice before but although we have a main contractor there are still so many decisions to be made, they’ve been coming at me all week and trying to sort things out while juggling a part time job and babysitting two grandchildren from a caravan is no mean feat but I’d rather be here keeping my eye on the ball as things can so easily go tits up! -
At the erection stage they only put up load bearing walls any other partition walls are part of the roughing

That’s right if you employ an erector through them you don’t pay the vat on the kit

Roughing will include installing stud partitions which by the way have to be insulated then plaster boarded insulation to all outside walls, our roughing also included laying upstairs floor . We are at the roughing stage just now, into the third week and they’re almost finished upstairs, fitting the kingspan has been time consuming as it has to be fitted tightly then sealed, down stairs should go on quicker as it’s the rock wool which has already been done so just really plaster board to fit

@PeterWyes we went with the joiners through the to company, we did ask our builders if they wanted to do it but their reckoning was that these guys were working with their tfs every day and would know them inside out and at the end of the day the price was more or less the same, after seeing how the roof had to be constructed we were glad we went with them

I also think it would have been better to get a written cost at the outset to save this from happening believe me we’ve learned a lot of lessons in previous builds

Hello, you’re not far from us, we’re in Carluke, our kit went up in 11days , 1.5 storey and the joiners had to build the middle section of roof on site, 3joiners finished to wind and water tight including all windows, doors and 3 sets of bi fold doors, velux were left for the roofers and they put the first one in yesterday in an hour, I note you say the joiners are friends -bad move! This is our third self build and we employed a friend on the last one who totally took the Michael and suffice to say we are no longer friends, since we are within 15 miles of each other please feel free to visit, if you send me a message I’ll be happy to give you address

Been a busy week, roofer, brickies and joiners going hard at it , I believe upstairs is almost finished as far as insulation and plaster board goes, I say I believe because I haven’t been up there having a phobia about ladders! Got hubby to go up and video it for me, problem is since it’s an oak staircase it will be one of the last things to be fitted so it could be sometime before I see up there by which time it’ll be too late! Tonight we’ve gone through the ever increasing pile of ‘rubbish ‘ that has accumulated and rescued a lot of lengths of wood, some with a couple of nails in that must not have fitted the bill! Having a full new garden to construct I’m sure it will all come in handy at some point, I can’t stand waste but the younger generation are definitely a throwaway society!

I wouldn’t have thought it would move if it’s in tight enough, ours was put in round the walls then the base put in and it was tight enough to hold the upstands

Agree totally with @Stones, This build and the last one we stayed in a caravan mainly because we wanted to know what cash we had to play with and also self building is stressful enough without worrying about whether or not your house is going to sell at the end of it but it definitely depends on how much you can rough it, my daughter and her husband would love to self build but my daughter could never live like this

I think it all depends also on how long you intend to keep the house, when we built our first house we did it for around £60k, after keeping it for 14 years we sold for £235k, at the time we had looked at buying instead of building and for the £60k we would have bought a much smaller house which would have doubled its value in the 14 years, I know this for certain as the one we’d looked at sold recently for £130k.We then went on to use the profit plus £40k to build another which We kept for 8 years, it certainly didn’t make us as much profited the previous one but that was down to a property beside us which had been used as a general dumping ground by the owner (purposely) as we didn’t get on . We did make maybe 20k . The place we bought was tiny in comparison and took most of our money however it had land which we were able to obtain pp on and we hope to finish this build for the price of the small property and it’s 3 times the size, so if you buy your products carefully it can be done, of course getting the land cheap has helped

We were so lucky on our last build, getting near the end and not a lot of money left started looking on gumtree and found a pair of up and over doors perfect size 10 miles away for £100! Couldn’t quite believe our luck!

If you go on their website you will get a list of their accredited installers which you have to use anyway to get the funding, I’m sure one of them will quote you, we are getting funding for the pellet stove

We have a helluva amount of rubbish accumulating so hubby decided we should get a skip in, he phoned for one the other day and was told he would not be able to put any plasterboard in it! £250 and we’d need to sort out the rubbish, we will be bagging up and starting a regular run to the coup tomorrow, hope we don’t get banned ?

The thermal store is going in the wc off the utility room, only place we have for it! The stove is a Klover inset into the wall, the company who will install say its one of the best on the market and seems to be on rollers to roll it out for maintenance, the chap says he himself has solar thermal on his shed roof and they supply his hot water all summer and he is further north than us but as I say we haven’t decided yet on these, I can see what@newhome is saying about all year round usefulness but we’re only thinking of something to save lighting the stove in summer

Timber frame or brick & Block

This is our third timber frame house and by far the best, claymore timber frame in Fife. things have changed a lot in the last ten years, internal panels used to be only frames now they’re solid panels with insulation and vapour barriers. Panels around the outside walls filled with kingspan then 37.5mm plasterboard backed with more insulation, ceilings between downstairs and upstairs double boarded , what I like about it is you know what you’re getting from them and a cost and just have to add on what you aren’t getting and as for erection we had a fantastic team of 5 who had it wind and water tight in 11 days and when the kitchen company came today to do a hard measure they said it was millimetre perfect and all walls plumb. -
@Declan52it is an 18kw stove and a 500l thermal store, I expect we will store the pellets in a shed until the garage is up, what size house do you have, 1.5ton a year sounds great, we are considering solar thermal as well for heating water during summer but will have to see how the budget goes maybe we will add it at a later date

Certainly didn’t cough up! We came to an ‘agreement ‘ where they are paying 83% of the cost, feeling pretty pleased with myself actually and glad I decided to fight it.
