Frozen pipes or an air lock?
recoveringbuilder replied to recoveringbuilder's topic in General Plumbing
You’ll be glad to know that it defrosted fine. Went to the hospital Friday night and came back to the bath tap running which I had left open -

Frozen pipes or an air lock?
recoveringbuilder replied to recoveringbuilder's topic in General Plumbing
No tanks in the loft and no pipework, tank is a megaflo and it’s on the ground floor. Something in the back of my mind tells me we had this problem a couple of years ago but something else is telling me it was an air lock but I’m damned if I can remember and unfortunately my hubby is in no fit state to remember, I think he’s actually forgotten all about home and is in his own little world of the hospital, it’s so frustrating because in normal circumstances he could have sorted this! -
Frozen pipes or an air lock?
recoveringbuilder replied to recoveringbuilder's topic in General Plumbing
Called two different plumbers including the one who did the plumbing originally, he says the pipes cannot be accessed as they’re above the kitchen ceiling and below the bedroom floor, I do know that h did lag them, he’s saying because of where they are with insulation under them and insulation above them they’re getting no heat from either the kitchen or bedroom, in other words the rooms are too well insulated and losing no heat to where the pipes are. -
Frozen pipes or an air lock?

Upstairs rooms are at 20 degrees, actually too hot for me sleeping in but I cranked them up last weekend to try and avoid anything happening! -
Frozen pipes or an air lock?
recoveringbuilder replied to recoveringbuilder's topic in General Plumbing
As an update it appears my pipes are frozen somewhere in the house , spoke to two plumbers yesterday and had a couple of chaps from hubbys work out to see if they could help but to no avail. The water is coming into the house and I have cold water in the kitchen, all the pipes go up through the kitchen walls and over the ceiling, they’re all lagged and in beside insulation so how on earth can this happen? I’ve had the heating on 24/7 both upstairs and downstairs and today some of the taps won’t even open! The thaw when it comes might help but hopefully it won’t bring down the ceiling, it’s crap being left here alone in charge of everything -
So I’m still here on my own as hubby is in his 8th week in hospital and last night I discovered I had No cold water going to any of my taps APART from the kitchen sink. This morning there’s no hot water at any of the taps either. The water comes in through the slab to under the sink so I’m guessing it’s not frozen at that bit, the pipes to the bathrooms go up the walls and over the ceiling between the ceiling and upstairs floor, all well insulated, heating has been on constantly, ufh downstairs and radiators upstairs on a thermostat so I can’t understand why they would have frozen? Could they be airlocked and if so how do I fix it, every sink has a mixer tap . Trying to get a hold of a plumber but it’s been down to minus 14 here so I’m not being successful!

Had a hellish night on Friday, my hubby collapsed in the bathroom and was blue lighted to hospital with a suspected stroke, he’s been moved to a different hospital now and it’s apparently what they call an AVM , he has a weak left side although today there was improvement of his left arm , tomorrow he’s having a cerebral angiogram to see what’s what and probably surgery, this comes 3 weeks after me finding out my brother has incurable cancer, life’s a bitch!

Decking paint failure, why and what to do about it?
recoveringbuilder replied to ProDave's topic in Decorating
We used ronseal decking paint last year and like @ProDaveit has peeled off BUT only on the part that we use regularly the rest of it is fine. It is now all slippery when it’s been raining something I always said I would hate. I have a friend who only ever oils her decking and it’s never slippery but unfortunately I wanted it grey, should have gone with the composite instead of trying to penny pinch -
Mortgages for equestrian tie..?
recoveringbuilder replied to sunflower's topic in Self Build Mortgages
Probably not any use to you now but 30 years ago we had this problem when wanting to build our first house, it had an agricultural tie and we couldn’t find a mortgage at all. Eventually a mortgage advisor came up with someone willing to lend but at a very high rate. I took the paperwork to our solicitor for him to look over it and he wasn’t happy with it but during the course of our conversation he asked who we banked with for the business, when I told him he said oh really? I was at a party last week and the area manager of that bank was there and bumming up his bank, at that h lifted his phone, spoke to the person in question and set up an appointment for me. By the following week the mortgage was arranged! I suppose that was in the days of there actually being a “face “ in banks that could actually look at situations instead of computer says no! -
I had tiles that the grout hadn’t been cleaned off properly, like you I tried water and abrasive sponge- no good. I ended up getting those little magic sponge things and used them dry , they were great although I did use a few as they wear down quickly.

Tracking heating usage with Heatmiser devices
recoveringbuilder replied to jayc89's topic in Underfloor Heating
We have the Heatmiser stats and just the other day decide to use the Neo app. It’s not the easiest app to use as it doesn’t give instructions as to how to set it but through a lot of trial and error I thought I had it set. I really don’t want the heating on at all just now as we have been lighting the log burner at night and with the design of the house it’s doing a good job of heating most rooms but we have someone staying who said his room was rather chilly so decided to set it to heat only that room, I set every other room at12 degrees so it wouldn’t come on and locked it at that however there are still random zones coming on for a few minutes, we can see this at the manifold but it’s not showing up on the app as being on! Any ideas before I uninstall the app and go back to manually setting the stats -
Agree with @ProDave, we got temporary habitation at the beginning of lockdown as our garage was on the same building warrant and wasn’t finished. It worked out fine as the inspector pointed out anything that needed done to get full habitation and he never returned, we just had to send him photos.

Is anyone else data logging their fridge?
recoveringbuilder replied to Radian's topic in Kitchen & Household Appliances
What temperature should a fridge freezer be set at? Ours has the digital display and ability to set the desired temperatures for both but I haven’t a clue what these temperatures should be. Still trying to track down what uses the power when we’re both out all day, so the only things that are on then is the f/f the sewage treatment plant and the cctv. My neighbour who doesn’t live in her house had cctv installed at the same time as us by the same company and she has said that since it was installed she has seen a big rise in her usage, we plan to turn it off for a week when we’re at home to see what difference it makes -
Quotation for plumbing on new build - Help needed
recoveringbuilder replied to Paene Finitur's topic in General Plumbing
Sounds like you’re being ripped off! I’d ask him for a detailed invoice of EVERYTHING you have been charged for and compare against what was supplied by nuheat. It’s a pity you’ve gone this far without challenging it as you’re very unlikely to get anything back from him but the pm has to take some responsibility for the cock up. -
@Joe-90I know exactly where you’re building and having previously lived there I can tell you that in winter it gets very cold and windy, you’re at quite a high level, we are further down the road which is slightly better but still pretty cold in winter

Reducing Energy Bills - How goes it?

A question to all you techies out there, how accurate are the little graphs on the OctopusEnergy app? Mine doesn’t seem to make a lot of sense . -
What if I get abducted by aliens?
recoveringbuilder replied to puntloos's topic in Project & Site Management
It’s a strange thing trust isn’t it? We’ve never had to put 100% trust in any builder as we’ve always been nearby (twice in a caravan onsite) so always on top of the job although even then things can go wrong when an architect hasn’t thought through the plan properly. There’s a house going up next to us, building warrant took 8 months and during that time the owner was out looking at the plot most weeks. A fortnight ago the builder started the foundation and it looks like they’re now ready for the ufh pipes but during that fortnight the owner has been absent, it’s been a slow job in my opinion but it looks like he’s trusting him him to get it right, unfortunately my trust doesn’t stretch that far 😩 -
Reducing Energy Bills - How goes it?
recoveringbuilder replied to Ferdinand's topic in General Self Build & DIY Discussion
Well it appears things are going to be even worse than predicted going by the news today! I just can’t see why this is happening with energy prices or why it’s being allowed to happen! as far as cutting down our usage I find it impossible to get below around 8 kw per day . The house is empty 3 days of the week, I’ve cut down using the washing machine to only twice a week and doing 30 degrees washes. Dishwasher every 2nd day on a quick wash otherwise it’s tv, kettle fridge freezer ,sewage treatment tank and cctv. I try to only use the oven twice a week and my hob is bottled gas, lights are very rarely on at this time of year , god help us when winter comes -
Two christmases have passed since I wrote the last entry here and we’re well into another year. The last few weeks have seen us discussing the possibility of another build and I decided to reread this blog in the hope of putting myself off the idea! The land next to us which has planning for 5 houses is beginning to move and the first house will be going up soon, I spent half an hour a couple of weeks ago chatting to the chap who’s going to be building and could feel the excitement brewing in me. We will have to make a move sometime in the next 3 years as retirement looms and this was never going to be our retirement home so who knows what will happen, I’m a great believer in fate and at the end of the day we never intended to build this house but the plot just fell into our hands. There’s no hurry but I just can’t see myself settling for a ready made house and the determination to finally build one that doesn’t give us any grief throughout the build is strong so watch this space!🙄😩
