If for example there were 5 things that I wanted to change with a NMA and planning didn't approve one of them, would the whole NMA be knocked back or do they split it up?

Last time I went to discuss a pre-app, they wouldn't let me in the building until they'd confirmed the appointment lol

I'm not trying to get anything past planning, I just wish they were more helpful. Sadly my experience with them is they won't even have a friendly chat without money, plans and a long wait until they decide. I will call planning on Friday and see what they say, hopefully I'll be surprised

IIRC you drill the wall plate and put the J bars (guess it would have to be thread to bolt it) in place, place it on top of the wet concrete and then let it set. Then you tighten up the bolts -

Any reason you didn't set "J" shaped rebar into the concrete? There was a post (could have been on the old forum) that showed it being done for the wall plate -
Cheers guys. I assume that's why the A.T suggested doing them all at once later on, as you may change things along the way - otherwise cost a fortune in drawings and fees. so far it's: Enlarge the rear garage door from 1810 to 2500. Add a pedestrian door to the garage. Contemplating adding windows to the hall alcoves Contemplating changing a window to a door in the gym area as I had an idea to add a garden room in the future Getting a new drawing done is a pain (but understandable) as my track record with any sort of architect has felt like pulling teeth at times.

I ended up with the Stanley Fatmax 2m job. The first one that arrived wasn't level though, so FFX exchanged it no probs. Been happy with the Stanley one so far

Following on from my post about adding a pedestrian door to my garage https://forum.buildhub.org.uk/topic/7296-should-i-add-an-external-pedestrian-garage-door/?tab=comments#comment-124526 What is involved with applying for a non material amendment? Would I need to get new drawings done for it? I'm happy to speak to planning but past experience has been pretty much a block wall in terms of help.

Hi Ferdinand, That would be a good way of dealing with security but I would still have the issue of the width. So having french doors is kinda ruled out, will go down the garage door or double opening doors now I reckon

Not keen on the sliders because of how much wall they take up. I guess I could have it into a false wall though. I think my decisions are easier than yours!!! lol -

I'll look at widening the internal door too cos that's a good point. I don't think a pedestrian door would be redundant just cos it's next to the main large garage door. Just seems major overkill to open a 5m door to walk in and out of. I more than likely won't park my daily car in the garage, so the pedestrian door could be used more than the main garage door. -
Look out in your local Lidl, I bought one in there and it sharpens drill bits easily

what's the view on doors within garage doors? I'm going to have as best insulated sectional doors as I can get. I've never been a huge fan of the way they look but might be another option I should consider -

lol it's just a dream of mine to have a nice big garage/workshop as I love my tools and gadgets. It's probably more important than the house!!! I couldn't work out why the door between the house and garage was small so that's already been increased to an 838 door to match all other downstairs internal doors. The garage doors will be electric but I may have extra security locks on the garage doors, so that would be a good reason to have the pedestrian door. I really don't know which way to go so maybe the best thing is to put the rebar in for the lintel over a door and cut it out later if I decide to??? -
While considering the rear garage door, I remembered previously thinking about an external pedestrian door towards the front of my garage. The front garage door will be a single large door and the rear one will be around 2.5. I'm thinking maybe a standard sized door in the location marked in yellow might be sensible, which would be either a standard composite door or a steel door. What do you guys think??

Spoke to Lathams, widest doors they do are 2195, so as AliG pointed out, anything less than around 2.5m would be tight to drive through and an accident waiting to happen. The double hinged doors could be a nice option if I could find ones with windows to let some light in. Otherwise, as suggested earlier, sectional roller doors to match the front might be the other option. I think which ever performs the best in security and thermal would get my money.

It's my garage/workshop where I'm always tinkering and I also run my car on veg and biodiesel, so I'm always in the garage doing something. Yeah security obviously does concern me, but thought a blackout blind and maybe an internal security grill if I did end up with french doors. But now you have me thinking it might not be too bad with LED panels for lighting as thinking about it some more, the back of the garage gets no sunlight at all. Are there any other options for well insulated, secure double doors with no windows at all??
