@Mr Punter Thank you. Do you think over doing u values is needed? Ours is meant to be 0.18 for walls 0.15 ceilings

There are mixed views on multi foil insulation. Given the choice, I would go with fibreglass. Some of the multi foils are highly flammable.

Actis or fiberglass insulation? We have 225 studs in external walls and ceilings. Including the vaulted ceilings. I cant see much difference in the prices. Actis seem to be able to smash the u values to pieces so we would be over insulated. However will have to counter batten everything. Or mineral wool and we wouldn't have to counter batten… but still able to achieve the u values?

Estates online are a real finger in the air stuff and quite generic and can’t possibly estimate labour costs accurately You need to approach a builder Even one that you have no interest in using They will prepare detailed costings of materials and labour and also time frame Expect to pay more than the online companies

Our builder seems convinced that we’d end up with damp and problems down the line….

Thanks Should I have a permable or non permable grout? I am presuming the brush in grout was permable? The slabs were laid on compacted MOT topped with a mortar bed of sand and cement. There is a fall on them and no drainage issues

Hi @Jothetaxi - I take it you will be doing the decorating - From my experience I had our walls and ceilings painted prior to any second fix carpentry being done. Simply because I couldn't trust myself not to get any paint on the oak finishes. It was all about keeping ahead of the trades as I didn't want to impede on their progress. I painted the upper floors whilst the dwnstairs was unfinished and in order to keep ahead of them, I worked into the nght and at weekends.

At 400m2 make sure you budget for a robot lawn mower - if you've prepped the ground well and the seed has established itself, then you'll forever have a lovely trimmed lawn. No more looking out the window at the rain and a mop of grass thinking - I should have got round to it yesterday when the weather was good.... And it's great in the summertime on the patio with a GnT watching it trundle round doing it's thing. It's one of our best investments - we have an acre with the house in the middle. The robot mower was half the price of a ride on which would have been the alternative.

I tend to try and assume the best. Even if this thread isn't entirely serious who knows who will look at it in future.

According to the Therma V manual, 3rd party boiler, immersion and inline backup heater are all separate features with separate wiring and settings. The settings for the 3rd party boiler only offer an OAT trip point and a hyteresis value so the HP doesnt restart until its warmed up a bit. Won't be testing til the winter so will see how accurate the manual is then!!

Just pour some water on the top. It stops the air getting to it and prevents it curing. It will last 3 months. I doesn't mix with the water. I have just used Joint It Simple but there are lots of brands.

Mix it with water to store it? I am still unsure which is the best stuff to buy.

Our ground looked appalling but on the recommend of a friendly landscaper we seeded it up. Within a season a we had a lovely green lawn. Honestly I could not believe how well grass could grow on what was basically subsoil.

I find you have to rein it in quite often though with big projects as it gets blinkered and fixing one issue leads to another and another when it was the initial fix that was wrong. it’s definitely not yet at the point where non-technical people can write software I think as you have to proof read a lot of it! I have started asking it to write me something to paste in to starting a new context as the best way to get it up to speed!

What’s your subsoil? We have clay underneath so spread 20T manure across the area and rotavated it in to the clay and then compacted and spread about 100mm of topsoil using a digger and the raked it level-ish, light compaction with a water filled roller, then raked the top, added a new seed fertiliser and then seeded with our seeds of choice. I had a long chat with ChatGPT about seeds specific for our requirements and ended up with a large variety of different seeds. About 1/3 rye grass for quick establishment, 1/3 tall fescue which does well in clay and dry conditions due to long/deep roots and the final 1/3 a mixture of other fescues and a small amount of bent grass.

3 years after installing it, time to clean it. It spent about 1 year open to the elements before the roof went on.
