Don't let your electrician slap in any old wire. I think ours made some assumption about the motors needing heavy duty cable, either that or he had an old reel in the back of the van to use up. Hallmark can give you the spec but from memory it's 1.5mm from memory. Fat cables at the back of the Somfy switches are a pain - there's not much room round the back of the switch in the box. Also, if you intend to use the Somfy switches, I have a Somfy weather station going spare - it was specced before we found a much smaller, neater anemometer. Although, even this could come out, as we've disabled the automatic lifting of the blinds in high winds. It only happened once in the middle of the night which could have startled anyone on the lane. We've been through much worse wind conditions since then and the blinds have been fine.

Yeh i think from memory its over 90 and not certain sprinklers can be used. Pretty much up to bco as to whether will sign off. The plot i looked at had about 230m long driveway from memory.

I'd would prefer nothing there than that layer of poly. It will be far to resistant to vapour to allow any drying back into the room and your roof rafters will get damp. Intello or some other low sd or variable sd membrane or nothing What's being constructed is a recipients for rotting your timbers.

Yes, got that, thanks. I meant that the spark wired to humidistat to be on 24/7, so is likely to just be on the loop in and not connected to the lights. This means the culprit seems to be the fan. I'd contact the manufacturer and ask if they can provide a snubber and give details of where it should be connected to rid you of the issue. At least this should discount the dimmer / light switching.

The batten needs to be higher up, so it doesn’t get hammered by bounce back from rainfall. IMHO, the membrane should be flapping a bit there to promote drip / runoff, vs being clamped tight by the batten. Just feels like that would hold / harbour moisture too much (my simple opinion).

Hi Nick, can’t seem to get my head around what your saying, I’ve always had them on a dimmer switch and had no issues. The humidity sensor and fan are totally separate to the lights, this is why I can’t get my head round why it’s effects the lights. I will put a normal switch on and see if it makes any difference but electrician didn’t say owt about that.just said I need new fan. I’m not bothered about when someone has been to loo, it’s just through the humidity sensor when it comes on. I think this is why the electrician has said I don’t need a fan with an over run as the fan is powered up until no moisture is sensed,am I wrong in thinking this? Regards. James

Good stuff. Velux can be controlled by a wall remote, and iirc these can provoke the opening at a particular set point, eg you then don’t have to run around upstairs checking room temps to decide to open them or not. That would be a hellish existence, and imho wholly impractical, but as above also then reliant on human interventions. Automating that, very simply, seems a perfect solution, and offers zero reliance on any occupant.

HI, Looking forward I will be building a garage on a slab foundation with timber framing. I want to naturally get the Slab/Frame interface correct with regard to damp proofing. Below is a diagram I have put together for which I am looking for constructive critique. NOTE: I have left out the anchoring of the sole plate to the slab to keep the diagram simpler. I am thinking also that the DPC, DPM and Vapour barrier should be taped/sealed together, or would the batten on the bottom piece of cladding achieve that anyway?

I’ve worked for 2 clients, both have done new builds in the rear ‘garden’, both needed automatic fire suppression due to access / distance to road and boundary etc. Your builder friend seems disinterested, probably because of a life hitting blocks to split them and working in the rain and mud for x number of decades. Stop listening to him. Grab life by the horns and explore this project for yourself!!! Levels of enthusiasm should come from what the goal is, so you’ll be much more engaging if this is a new, energy efficient and low maintenance and running cost dwelling that would then become a perfect forever home. Or it could be a stepping stone and an investment opportunity for you to make a move to such a place etc etc.
