As I argue with the council over an epc on another property I decided to check mine on my build .

 

It’s a laugh isn’t it .

With zero extra work inbetween ….

 

initially a D ( wanted low for the MCs ASHP grant ) .

Then a B for bco sign off 

 

Now an A ! - after correcting errors - waiting for exact score .

 

Near passive standard without the passive costs !

Well !

 

The systems unfair as ASHP , batteries , mvhr don’t count as renewables .

So it’s just a 7.9kw pv array

I could actually improve it . I added an extra 25mm to the roof insulation ( it’s not shown on the sap ) . So I could get a new epc done and get a higher score - but not really worth it . I do like this also

It all nonsense really. ASHP should lower CO2 by a factor of 3 to 4, but MVHR is sort of accounted for by reduced heating demand.

I agree . I think what’s really bad is that batteries count as zero on an epc .

Why unfair?

Those technologies do not generate power on their own.

No but they do get you top of the class in other respects.  To date this year our energy provider owes us about £5. All electric, almost passive house, PV, MVHR, ASHP and batteries.  Our EPC is A with a 100 score, which I think we could get higher by getting them to use a more recent EPC version.

 

But it's crazy that all the technology that makes for a comfortable energy efficient home isn't properly taken into account in the EPC/SAP system....

Batteries can store solar or off peak then export . Do they ‘generate’ power no - but clearly they reduce running costs same as PV or indeed more insulation ; clearly beneficial . Epc has many flaws this is one of them

Isn't an EPC to do with reducing energy usage, which has the side benefit that is also reduced CO2 emissions.

 

I agree that the system is not perfect, but it has been around long enough that we know how it works.

Governments been lobbied for some time to include batteries and ‘smart’ systems .

A battery would reduce energy usage from the grid hence co2 .

Essentially the epc system isn’t really fit for purpose as it’s so flawed even “ as is “ .

As you say Sap and EPC arnt fit for purpose More box ticking 

Thankfully hardly anyone buys a house with this in mind

I know . But at some point when we sell our house I’ll add 50k on for the epc A premium 😊

Why should they when a stern letter to the Daily Telegraph, or a badly informed one to the Daily Mail, will get policy changed to more fossil fuel burners and higher prices.

Only got to see how a small group of right-wingers has got control of the EU climate committee this week to see what damage can be done.

Hopping on the conversation - does anyone know what the scores are for all aspects of EPC assessment - I've googled a few times and not had a decent hit?

Not a chance 

 

I made the mistake of showing buyers round at our previous build 

All professionals 

I pointed out the high levels of insulation The efficiency of the heating system Sap report etc 

Only one was remotely interested 

Schools 

M2 

Kitchen -bathrooms 

Price 

In various orders 

 

Good to do it for our own satisfaction

It would put some people off.

 

A friend of swmbo was house hunting, they had the chance of a semi detached house with solar PV at the original FIT rate, and also had a paddock behind it.  They withdrew from the purchase after the surveyor warned the PV panels may affect the integrity of the roof, and the paddock was outwith the village boundary and in green belt so they could "never do anything with it"

You do come across that quite often 

Our buyers have had full PV on our beautiful slate roof I saw them fitting the PV walking all over the slates not a cat ladder in sight
