I finally got planning through today a year and a few weeks since I bought the site. I got the notification just as I was completing a retaining wall to the rear.

 

The only real problematic condition (apart from looking after the invisible constipated bats) is number 4 shown below. Does this mean that I can plough ahead unless I find contamination or do I need to do a site investigation ? I'm confused and I haven't had a drop yet.

It's not telling you to conduct a soil investigation, it says in the event of "suspected" contamination, you need to adhere to the noted guidence.

 

Of course, how you come to the decision that there is "suspected" contamination is not clearly defined, so unless you find lumps of asbestos, or the reek of pretroluem, I don't see why this would be an issue. Crack open a beer.

It’s saying crack on. If you find contamination then stop all work and points 1 and 2 apply.

They have finally agreed to a pole  that is the same size as a telegraph pole. So I'm going to form a concrete pad and bolt a 100 x 100 mm steel post to it and then fix 2 x 200 x 47 mm timbers to that to hang the bat boxes off. This will be a temporary feature until the bat boxes and ridge tunnels ??  are built into the main house. My natural England bat licence application went in yesterday but they are now saying that they are taking 45 working days to process. 

 

Waiting game again then. So frustrating.

What I’ve been finding up here in Scotland at least, is that some things are much quicker than they state. My SEPA registration for the PTP was a week. Our new address registration 3 weeks etc.

That’s good news. So why don’t they give accurate timescales that people can work with?

who knows. My council still has automatic email replies about COVID restrictions and delays due to wfh except they then immediately respond.
