@the_r_sole is correct and this is the time for you or your architect to liaise with the council to find out what the issues are, and its is something fundamental or can if changes can be made to allow approval.

Irwin 6" clamps £6, £12 or £20. Spot the difference?

The £6 one is a clamp only and the £12 is also a spreader, which you flip one of the jaws round. The £6 one has a fixed pin in it that doesn't allow the jaw to be flipped. I guess the £20 one is just a more robust version of the £6 one. -

All blocks used are min 7N, does that make a difference? Can you point me to something to say lintels aren't required if that is the case? -

I think it's wrong, I have just been to volume house builder site and they clearly have lintels over the vents in the inner sub structure wall. This is of an image of the sub structure wall taken from the inside as beams are being fitted. Feck!!! -
My brickie has left site and not contactable by phone. Looking over next steps I have been going over the work done to date, and it's just struck me that he hasn't put lintels in the inner foundation wall for vents. I did mention this to him and pointed out the lintels for the vents before he did the inner foundation walls but it seems he hasn't put them in. I dont know how he was thinking he was going to get them in. The block and beam isn't grouted and they can be moved but it's going to be a pig of a job. I am I wrong that I should be looking at vent holes with lintels above or can the vents be installed where the slips are going, assuming I make sure the max space meets building regs

Damn it, he has had a gang of lads on another job leave his company and he now doesn't have the resources to do my build (obviously mine is not a priority), ffs. Looks like I am in the market for another brickie at the height of labour shortages, time to bend over and brace for the financial shafting, if I can even find anyone with availability.

I think this is probably the best way forward and ditch the builder when finished with the nudura part of the build. The builder is probably cursing that they didn't get the mark up on the steel and insulation. @Tom what big ticket items need to be brought or are you planning to buy prior to the nudura section of the build? Get shopping for a new builder for when it's a more conventional build.

House refused retrospective Planning Permission

Here is the planning application https://publicaccess.burnley.gov.uk/online-applications/applicationDetails.do?activeTab=summary&keyVal=QUHAIZDTFH400 It seems that the site had a ruined house on the site, and maybe the applicant wrongly assumed that because a house was once there a long time then planning would grant a new house at the same location. There are some more images in the officers report, in my opinion its going to have to get torn down, as i don't think the appeal will be successful. FUL_2021_0339-OFFICER_REPORT-326625.pdf -
@BotusBuildI know a fair few supplier in the south west I went through to get my steel and a decent steel fabricator who did a cranked pfc and I beam joints. That quote is mental!!!

That is a really good insight and one I had never thought of for stock shortages, than no one wants to get stocked up for when the bubble bursts and are holding expensive product when the music stops.

Recommended concrete slab thickness - garden room

I have been speaking with my SE recently about a garage / garden room. If it was never going to have a car in it, he reckoned to do 100mm concrete (he didn't say if it needed rebar or not). If was going to have a car in it i needed to be 150 with rebar. Put some sand blinding over the mot it get smooth and put in a dpm prior to the concrete- 8 replies

I think the columns are quite strong as they are core filled with rebar, I still dont like the look of them and the constructions though

I have had a quote back for Rational aura plus windows, both double and triple glazed, they are a few grand more than the alu quote but the u-values are so much better, as below Also i like the idea of wooden windows better. Its £850 between the double glazed Rational option and the triple glazed, so i think i am going to go triple glazed

I was told by the beam supplier that really they need to go in before the blocks are grouted as you can lift the blocks, so i installed them now before the grout has gone in (at 400 ctrs on every other beam)

Nice, how are you doing the ceiling in the basement? My beam supplier reminded me i needed some of these clips, as i need to hand stuff from the beams in the garage

Have you got any drawings of what it should be? Its hard to tell what is going on, just to ask is this construction in the UK? What are though columns bearing onto? Thin mortar and random inserts do not instil confidence.

Well my happiness was short lived, the brickie has told me they aren't able to get back to site for 2-3 weeks! FFS, very annoyed. I have no chance of finding another bricklayer at the moment in that time and feel i am just going to have to lump that delay!
