Pretty much every big builders uses timber I-joists. Technology has transformed building design, management and the materials used significantly. Building techniques have changed only really changed slightly due to material changes. The part that is fairly untouched in the labour, and until robotics advance it will largely be the same. -
Second hand paslode, buy for the project sell on at little loss.

I remember this site, I did tell you I'm an earlier post/message that you would probably would have to move the ASHP due to the neighbours window. Can you put it on the northern or Southern facade so the side is facing the neighbours house and get a fence in the way. At the moment the fan is discharging straight to the neighbours and you won't be able to put a barrier in the way.

Are you concerned about noise impacts on bedrooms at first floor or ground? If first floor a fence may not be high enough to break the line of sight to the road. How far away is the road? In relation to a noise barrier you mainly need a structure which will stop enough noise going through it, so only the noise going over the top is the dominant noise. This can usually be achieved with a barrier with a surface mass of about 12 kg/m2. Are the two plots separate in title? If they are then get normal house insurance against the existing house, and self build insurance on the plot. We had no issue with insurance doing it this way. -

NO..... it's not o.k, this risk analysis is for a low occupancy building, do not accept this get them to put it right, it's what the drawing said. What else are they doing not to spec? -
Floor plans for split level house

I have built a split level house into a slope with a 3 sided basement. Agree with Conor, get those stairs sorted, i don't know what the architect was thinking here. You want to make the basement a rectangle and as simple as possible. Get the stairs inside that rectangle. What is your structural engineer leaning towards for the retaining walls? Do you have a waterproofing strategy yet? -

I had a similar thing, and all glazing companies I spoke to said curtain walling. I looked at doing steels but would have ruined the look It turned out o.k on a 3 storey space.

I think that the latest mortgage increases has sapped any disposable income people had, and they can't spend on work around the house / extensions. Also less people are able to buy houses, and with mortgage rates likely to stay the same for a long time its going to take wages quite a while to catch up or banks offering longer mortgage terms. Labour prices will drop as work dries up, and things get more competitive. Though i am sure tradies will want them to stay as high for as long as possible, and may not be able to cut their labour rates due to overheads and their own expensive mortgages to pay.

What is the external wall build up? Where the pipes come into the house, can you feel them? Are they vibrating and rigidity mounted? Can you feel the vibration with your finger tips, anywhere worse than other spots? -

I used a specialist waterproofing company who provided a IBG. That was enough for my architect certificate.

Outline Planning Permission - should I do it myself?

Its completely possible, really planning drawing just need a scale on them. Put them in and see what the response from the LPA is, if they ask for more info then you can look into then. Main think is showing that its viable from an early stage. I put in my own pre-app submission, got a semi nod and paid an architectural technician to work up full planning submission.
