  8. Shocked, to take the cables down going into the house they want as a Disconnection Charge A charge of £1,195.53 plus £239.11 VAT . Services Disconnect Services £688.38 Services Temporary Traffic Management (Highway Barrier Solutions) £338.58 Other Connection Administration e.g. Planning, Survey & Land Rights £168.56 I wonder if I got myself and my sister to stand out with stop and go signs could we manage the traffic (and hired a few traffic things). I wonder if other companies do this in NI?
  9. Hello, so we finally have our planning passed, construction drawings and are ready to go. We have some tenders out. Yes at the worst time possible which makes me feel rather sick but hey ho, it is what it is. You all are an inspiration. Anyway, we have an overhead cable that goes quite low over our sloping site which obviously needs to go. Plus we need the cable that is running into the house that will be demolished taken down too. So I know to ask for both of these. Thing is, should I ask at the same time for an electric supply to go to the edge of the property?
  10. So guy coming tomorrow, so 2 semi attached cottages built 1940's and one has been abandoned for 20 years already zero rated. I attach pics. The other in better nick but roofer told me he wouldn't replace any more tiles because there was nothing to put them on! Spark pulled one of the fuse switches and said don't ever put it back in, the wiring is a death trap (he was right, I was thrown across the bedroom plugging in something). He said the place was dangerous - get out. He was right. Floor feels dodgy, obviously dry rot etc and a big structural fault running across both. Windows single plane and the wind howls through (gaps around edges which appear to have been eaten!) So in terms of estimating valued where do you start? How much to replace a cottage roof? 40k? How much for the floor joists/treat woodworm and dry rot? 20k??? Windows 5k? Wiring? 10k? The staircase is not up to code and leads to only bathroom so presumably that has to change?? Meeting the land and property gent tomorrow, was thinking of giving him a list of estimated costs. We are knocking both down, it's just if it gets zero rated I don't get a rates bill of 500 .   11. Thanks, yes although I put in the paperwork that it was being demolished and started stripping it, the charges will be for april to when the demolition actually happens (hopefully in next month or 2)unless they accept it was uneconomic to fix.
  12. Hello, in Northern Ireland we pay rates on houses, both unoccupied and occupied unless you can prove a building is uneconomic to fix up. The bar is high apparently, even a missing wall or hole in the roof may not qualify the house for exemption. The house we want zero rated is due to be demolished in the next 2 month, we have planning permission, it's derelict, the floor is unstable because the house it's attached to has missing floors. It's thoroughly rotten with a structural fault. The roof would need replaced and missing bits to put tiles on. Any suggestions what actually will qualify?

  14. I know I have done the landlords job but I want to stay here till our house is up. Oh and this is what I did with out of date baking soda bunged in for good measure. 🤣🤣 it probably had no effect, I think the hose and pressure just pushed it free that last bit (after the rods).
  15. Thank you, tried a load of baking powder, used the rods, did the video thing where you put a hose in and cover it with cloths and plastic to build up pressure and da da, it worked.
  16. Used the rods and powerhose, a bit better but renting this place and would rather not spend a lot. Is there a chemical that I could use? Cheers

  18. We have just got our planning permission for cavity wall house so very pleased. 😁 Architect doing construction drawings then out to tender. One builder said he would want to just do up to walls and roof then we can finish rest with the various trades. I guess this is cheaper than getting someone to give it to us turnkey? Any tips?

  20. Your car insurance will not pay out if you have the wrong address, you need to change your car reg docs and driving licence too by law. Not sure about banks and credit ratings.
  21. Fair, I have a lot to learn even to become a DEA at this point, nor do I want to feck up/ tick the wrong boxes. 😬 I have seen the training for NDEA's, Sap assessors etc, thermal etc.
  22. £35, could that be part of the problem? Do you think going for the cheapest could compromise the standard? It shouldn't, obviously - the code of conduct and insurance is there for a reason. I would be extremely annoyed if I received or gave a substandard epc.
  23. As a self builder honestly I appreciate your feeling, the sheer fecking expense of everything is awful. That said there is a point for at least some of it. You can't depend on people's honesty sadly and a new buyer needs something independent to go on.
  24. I was told to tell clients to expect me to be there for between an hour and an hour and a half. I don't understand how anyone could do 12. Unless possibly in social housing but there are strict protocols. If you are unhappy complain to their accreditation body, it should be on the end of the epc.
