  1. Thinking we will use a thermally modified cladding. Brimstone Sycamore Cladding - Vastern Glazing and cladding are two things we feel that we cannot scrimp on.

Unfortunately, there have only been applications for extensions to the existing property next door, and the last built house was over 20 years ago when a bungalow was demolished and a chalet bungalow built. I think the biggest hurdle we are actually going to face is whether they will accept a two storey dwelling. Even though the ridge height is the same as next doors, and the same as the original proposed bungalow, I wonder if they can have a valid justification for refusing a two storey. We are reducing the footprint of the dwelling by 60m2 compared with the currently granted application, but I have no idea what planning policy states or whether this will be the LPAs decision.
  4. So after some deliberation we have decided to opt for option 1, and I do agree that there is too much glass. The glazed gable end is pointless and will be removed, and the other glazing can be reduced in size. Not sure if it is a good or a bad thing, but the neighbouring properties are a mixed bag, and if we really want to stay in keeping, it will have to be something that is far less contemporary and in all honesty something that I would never want to build. Option one is a modern take on some of the properties in the lane. I really hope that we don't have to build something that looks s**t just to fit in with the other s**t that adorns the lane.
  5. The architect didn't specify a green roof, and I too would rather spend the money on rain water harvesting.
  6. So the architects have come back with some designs. Design one has been designed to be the least controversial of them, and the one the architects feel would be the path of least resistance. Option 2 is the contemporary one, and the one that we would ultimately like to go for. The lane contains the properties shown in the diagram, and although next door is a single storey property, the ridge height is about 6.8 metres. I find it frustrating that you cannot determine upfront as to whether it will be approved by the LPA, or rejected by the LPA and approved on appeal, or rejected by both. Seems it's akin to buying a tombola ticket and I was wondering what options we have before submitting to determine whether it could finally be approved. Happy to spend 12 months waiting and spending money to get Option 2. Option 1 Option 2
  7. I couldn't swallow the 2.5k Traffic Management, so I have declined the quote and submitted a new one. This time I will meet the surveyor on site to discuss digging the trench in the driveway of out property so as to try and find a way to avoid the traffic management charge. I still cannot fathom how traffic management on a no through country lane can be 2.5k. A breakdown of the 2.5k would be good, but I am obviously not going to get one from Southern Water. Tempted to dig the ***** hole myself, and say "there you go, you can put the connection on now"
  8. But where does the 2.5k on traffic management go. It's a no through lane, so traffic lights are of no use. They can maybe close the road. Does it cost 2.5k to request a road closure from Highways?

  10. I have just obtained the survey sheet from the quotation. I have explained that we want a temporary feed, but I don't understand the 15mm meter to serve the new house part. Does that mean that they propose a 15mm pipe to the house. I also assumed that the mains to the house would be a 32mm pipe?

  13. This road is exactly the same. It's a no through road with about houses further down the lane.
  14. So I received a quotation today for having a new water supply put in. The main runs down the grass verge just outside of our house and requires no road excavation. So the road closure part seems very high. Just wondering if I have any other options here, or do I have to use Southern Water to do this?
  15. So I purchased the cheap Hyundai brush cutter combi set a couple of years ago. It's always been a mare to start, and I've always had to use that rocket rule spray in the air intake to get it to start. However, today I literally gave up trying. It was cheap and did it's job for a bit. So I'm now considering buying something decent. If the Hyundai attachments are compatible with a brand of unit that is a reliable starter then that would be a result. So are people using Stihl, Echo ...?
  16. Quick question. If I pull all of the hedging out with the excavator, how do you go about getting ride of it. It takes up a lot of volume, so not cost effective to skip it?
  17. Can all but try. I have also tried to swing it, that it's in their interest to move the pole as they can replace it with ease whilst there is no building on the site. Previously, they would not have been able to access it as a result of the office building and hedging that surrounded the site. Now that has all gone, they can easily get a truck on the site to replace it.
  18. I'm on a three day one on one course in October. On the basis of that, I'll decide whether I'll feel competent to do all the groundwork myself. Hoping, I do get on ok as I'm looking forward to doing it. I did groundwork and steel reinforcement when I was fresh out of school, and before I went to uni a few years later.

  20. Ok, thanks Garry. I am happy for the pole to remain on our land, but I want to get it moved close to the boundary and in the corner of our plot. Do you have any advice as to the best way to proceed. If I raise a request to have the pole moved, they will simply say "no problem, that will be 10k please". Do I do that, and then state well if you want me to pay then I request it be removed?

  22. No. Seller made no mention of them. I suspect they didn’t know either. I didn’t pay for a utility search as I thought that just told you what services are available, not whether there is a wayleave agreement.
  23. So the wayleave department have come back to me this morning. There is a wayleave agreement in place dated 1936. The address is to the large house nearby, which must have sold off land since then. So what options are there given a house that no longer owns the land is potentially receiving the wayleave payment. Can I insist that the pole is moved across the boundary onto their land? The plot we purchased was probably sold at least 40 years ago to the people we purchased it from. certainly don’t want to have to pay £££ to have it moved.
  24. Our solicitor confirmed today that there is no wayleave agreement tied to the land
