Suggestions for Staffordshire Blue Tiles
Jude1234 replied to Jude1234's topic in Roofing, Tiling & Slating
I have a main contractor doing all of the work, not separate tradesmen. At the beginning he gave a full quote based upon HBXL file. £18,700 is the total for felt, tiles, ridge tiles, lead flashing including to the dormer windows. In the original quote it was for Marley Rivendalae 600 x 300. -
Suggestions for Staffordshire Blue Tiles
Jude1234 replied to Jude1234's topic in Roofing, Tiling & Slating
There is no roof tile approved, it was a condition to be discharged. This is what our builder has said: The quote is for conventional slates of 600 x 300 mm. However the planners are asking for tiles of 255 x 155 mm which greatly increases the number of laths, the labour to fix and the total cost of the tiles. We are doing our best to get the lowest price and hope to have a quote for the complete roof on Tuesday of next week. The budget was for £18,700. Is it a valid what they are saying? -
Suggestions for Staffordshire Blue Tiles
Jude1234 replied to Jude1234's topic in Roofing, Tiling & Slating
We have submitted a nonmaterial amendment and it includes the materials to be used externally that were not agreed in the original full planning permission. So this feedback from the conservation officer is after the review of our proposed materials. . Apparently the planners are very much taking the conservation officers view so we need to get his agreement on this point on order to get the planning amendment approved. -
The conservation officer is not happy with our proposed tile Marley Eternit as our build is in the garden of a listed building. Instead they are insisting on a traditional roof covering of Staffordshire blue tiles such as Dreadnought 'blue brindle' According to our builder these are more expensive and as they are smaller will take longer to fit therefore increase the cost. Perhaps I am being naive but surely we can just use any Staffordshire blue tile that is made from clay. They cannot force us to use a specific type can they? I have Googled and there are lots. Do you think that the conservation officer deliberatley wants a smaller tile for aesthetic reasons? I realise that we need a discussion with him but as we can't do that until Monday just wanted your thoughts on alternatives. WE really need to get it resolved as we are supposed to be putting the roof tiles on in the next couple of weeks!

Anybody got Rationel composite windows with clear lacquer inside?
Jude1234 replied to Jude1234's topic in Windows & Glazing
Thanks for sending the photo @PeterW really appreciate it. As you say @lizzie not offensive so I think we will go with it -
Our MC is just to order the glazing for our build. WE are going with powder coated timber framed Rationel windows with clear lacquer on the inside. Before they order they have been told to make us aware of this: “ Please note that all Rationel products are manufactured using finger jointed timber. When finishing the timber with clear lacquer, the timber sections are both laminated and finger jointed with the “zig-zag” finger joint line only visible on the side of the frame section which will be concealed during installation. Please note; there will be still be visible internal lamination lines. Please ensure your customers’ expectations are managed regarding this during the sales negotiation process, as this is not a product defect and we cannot accept claims for such cases”. This will take the form of a fine line running across the timber section which you would need to look at closely to see. They have obviously had complaints about it in the past and so now issue this request. Please let me know if this concerns you. Has anyone got these frames, has it been an issue? Obviously it is just aesthetics but it would be good to know if it is obvious. I have asked for a picture but none has appeared yet.

Lovely kitchens @MrMagic and @Mr Punter did diy kitchens also provide the worktops? I have order my kitchen cupboards but still undecided on the worktop whether to source separately

Good point, I am coming round to your way of thinking.... 2 shower rooms and a cloakroom for £1000 is amazing. Is it all Hudson Reed stuff? On another thread others recommended Megabad but a bit worried about ordering from Germany in case anything needs to be sent back! Feel a bit better ordering from Yorshire lol Were they Geberet or Grohe cistern frames?

Another thread on bathroom fittings
Jude1234 replied to Jude1234's topic in Bathrooms, Ensuites & Wetrooms
Thanks for the replies. I was going to ask about reclaiming the VAT. Just a bit worried about ordering when I don't know what brands are high quality and which aren't. But looks like Hodson reed, Bette, Hansgrohe, Villeroy are good makes -
I am not self building like the majority on this forum. We have a main contractor that is doing everything as me and OH are useless at anything DIY. The contractor provided a quote with PC sums for flooring, tiles, kitchen and bathrooms. The PC sum for bathroom was just over £17000 ( for main, 2 ensuite and downstairs loo) . We are now coming to choose and they suggested going to City Plumbing. In the bathroom showroom they have been really helpful and have designed them for us and given us quotes. They are well within the PC sum. However, as I found last night, I can still get some items cheaper. Anyway the purpose of this thread is to get recommendations of makes for items. I am not bothered about the make really we just want kit that works well , looks good and will last without little or no maintenance. So any advice of which make to go for (or avoid). For starters are Hudson Reed good quality?
-
My builder recommended them and one guy has spent a lot of time with me designing the bathrooms (one main, 2 ensuite and a cloakroom) so I feel a bit obliged to order from them. But it looks like I can get everything so much cheaper (and a good quality). The Abode stuff only has a 5 year guarentee but Hudson Reed is 20yr +
-
So I have been quoted £277.50 for a 300 mm rainwater shower head by Abode from city plumbing. If I buy this instead would I also need to get the mounting arm from hudson reid? Would all other fittings be compatible?

Just ressurecting this thread @ragg987 and @richi where did you get your grey soffits, bargeboards and fascias from. We are building a white render house with anthracite grey windows etc Really don't want wooden bargeboards etc due to the maintenance but planners do not want white UPVC...
-
Is it up and over or sectional? Also how much was it?
-
@GroseyI know it is a bit late but where did you get your garage door from, I love the look of it. We are just trying to find a modern looking double garage door
-
It looks really great. If you didn't use the bottom joint edges then what did you use?
-
This is what I get when I try to use the online planner. You can probably use it because you have used it before. I will try chief architect.
-
As there online planner isn't working what did you use to create a 3d design?
