Hi Mine is a one bed house with double garage so house is only 7.25m x 5.5m two story in Isotex icf

Hi I have put a raft foundation in 5.5m x 12.5 m dug down 2m one end to level up sight removed 28 truck loads. So as long as the ground is good when you dig out it should not be a problem but raft needs to be on a flat level ground Keith

Hi Have done the first pour today and all went well and no blowouts so happy days ? Must say a big thanks to Dennis from Insul Hub for all the help. Sleepless night before hand and concrete came late as a brake down at plant but all done and cleaned up by 2pm.

Yes there are lots of timber framed houses of 300+ years but the timber used was far superior than the fast grown timber of today and how many timber framed houses built over the last 400 + years are still around a small percentage. I have worked as a joiner for 40 years and have seen the decline in quality of timber it`s hard to understand?

Yes you would need to look at fire regulations as you are close to the boundary

Hi Walls are going up a lot of shifting about as small sight and no space and access for forks so all hand ball. Should be ready for the first pour this coming week. I have the bracing and rebar to cut to be ready. Looks like we may get some dry days can`t believe the rain we have had since we got started.

You could look at Equitone Fibre cement facade cladding had some samples and looked quite nice

If you are putting in a dormer and 3 roof lights you should have more than enough to cover your porch and relay the roof even with broken tiles when stripping.

First load of Isotex block arrived today! Just need to finish the retaining wall to ground level and can start building?

After the tanking you could bond the insulation to the outside then back fill this would also protect the tanking from getting damaged

Hi Could you make the concrete wall wider in the basement and step it so the floor sits on the step this would save on laying blocks and wall would be stronger.

Hi You would need to have a 50mm air gap above your PIR in a cold roof so you may have to go to 125 between the rafters and 75 on under side. I have 200mm rafters with 150mm PIR between and 75mm below and this gives 0.11 u value.

Hi If we look at this we should go back and live in yurts as there impact would be small. All building uses transport for materials its like changing coal fired power stations to burn wood then import the wood from Canada?. We all need to build as responsible as posable, we could all live in something smaller with less bathrooms etc but this is a choice we all make. Self building can be a statement in many ways, it is need verses want/like and the environment its a balancing act and hard to get right !

Hi I have gone for Isotex as some wood products is used in the makeup, most construction timber used in the UK is imported has to be kilned dried and a preserver applied to stop rot is this all taken into account in the carbon foot print and end of life.

Hi and thanks for the welcome. Its a two story build but on a small plot next to a bungalow on a sloping sight so have to dig down a lot. So have gone for the isotex insulated raft and blocks as some is a retaining wall. So not low embodied carbon but hope to have very low emissions. Hi been a gest for about six months so thought I would introduce my self I am a self employed joiner and building a one bed house with integral garage. Been very interested in the debate on timber frame and icf build methods, and carbon as this can be difficult to see the wood from the trees. Keith
