Optim R is probably the best performance you can get in the minimum thickness - vacuum sealed though so it has to come in the right widths as you can't cut it. You need to assess what you are looking to achieve - you are in a 1960's build with virtually no insulation throughout presumably - nothing in the cavities or floor I imagine. You can achieve 50mm PIR in the attic rooms between the sheets and the insulated PB - that will be the same as 100 - 150mm quilt. That will make a significant difference. Or you can knock the place down and start again.

Best leave 25mm if you can - you don't know what the performance of the felt is - probably not a breather membrane in a 1960's build mate. Edit - when I say 'probably' I meant certainly!

How far are you intending to go on this? Ideally, all of the plasterboard would come off and PIR sheets cut to fit between joists. Then new insulated PB would go back on top. A proper rip out job - of course, you could do it a room at a time rather than gutting the place. Putting PIR on top of the existing PB isn't going to be the answer - you would have to board over it anyway and you would only get a very thin sheet in there anyway - clearly you would replace the PB with insulated PB rather than doing this. In which case you get a chance to stick PIR in the trusses!

Cheapest = sparkleboard so no tiles at all. Hate the stuff myself. Quick set tile adhesive will bond to anything and, god forbid, you ever need to get some off. Like I do.... Tiler didn't allow for the architrave so it going to need to be cut and come off and it is going to take the green board with it.

That is normally the case but you can deal with it by fitting FD30 doors etc and producing a protected corridor for a safe exit.

Not good mate - still seeing TF companies falling over. A lot of people are moving over to brick & block so time will tell.

Did a conversion of a 50,000 sq. ft. office to resi a few years back. Had the same issue - some at 5% others insisting on 20%. Wasn't so much of a problem for us as we recovered VAT monthly on our returns. Showing the contractors the planning consent really should do the trick but many don't understand / don't want to take the risk. Try reaching out the HMRC who sometimes can be quite helpful provided you are not on their shit list or you have the misfortune of getting hold of a prick.

None on mine either - a condensate pipe to waste comes off the bottom of the unit though. -
4x2 CLS is as solid as f*ck mate - good choice. Mind you - I just paid £9.50 + VAT per length for my last batch so not cheap. Pack the acoustic insulation in and you will have some decent walls.

You are going to have to submit a site investigation survey at some point - this will involve soil samples that are tested. If you are worried about an area (maybe you have done some clearance and had site fires) then direct your engineers away from any potential 'hot spots'!

Lead will be fine for that detail - it would be better if it was done tidily though. I am assuming this is a work in progress - if it was handed over with the facia in that state then you would be questioning the workmanship on the entire job!

I am beginning to see why you may be having problems with neighbors bud. Had the benefits - we did a lateral into his sewer etc and took site temp feeds for power and water (which we did bung him £500 for plus use but it was a massive help) but it is one of them. Going to cost me a few hours in the forks and some diesel but everything is harmonious. Clearly the answer is to suck it up and deal with it. But 11 mph.... -
Second as snagging. A proper bastard though as 2 trades need to come back though causing a further trail of destruction behind them. This is the stuff I hate as a developer - that is why it is best to try and do it right the first time around!

I have a novel problem - I get on too well with my neighbor to the current site. He is having a chalet bungalow built on a site about 4 miles away and is clearly hoping that I will be his forkie. Can't tell him to f*ck off as 1. he is too nice and 2. he has put up with all of our bullshit and colourful language for the past 12 months. The problem is that the forks doesn't have a hi/low gearing so it does 11mph top whack on the road - the one time I went there to off load his blocks it felt like I was dying inside... I drive an Audi RS3 btw (seen here in front of the new gaff now that we have made up ground!!). Came to light when he said he was amending his scaffold to include a loading bay so I asked his brickie (using my chap) who the forkie was! -
And glue with PU glue and screw the (expletive deleted)er down.

It is any resi build mate - the 88 flat scheme I did in London had them out in droves. They got Councillors and MP's involved - all sorts of nonsense - it became like I had Touretts - I was telling people to F*CK RIGHT OFF dawn to dusk. Funnily enough I have never had issues with the commercial stuff I have done - only residential.
