  1. How is that supposed to be even close to waterproof? As the lads have said above - it is a total shitshow. What else are these clowns doing for you? You need a proper look at anything they have done asap.
  2. I used the Floorspan Efloor Plus - similar approach I think with EPS blocks and a 150mm EPS sheet over the top. Good system.
  3. Plan in a break as well - you will run yourself into the ground otherwise. Appliances are a real problem - many retailers are showing 'in stock' but, when you order them, you get told they can't get the supplies they were expecting from the manufacturer and then get a possible delivery date well into the future. They know this but they continue to lie...
  4. Main issues at the moment are windows, services connections (while the price cap is in place) and appliances. I see the appliance situation getting worse not better - all down to the chips (mircro processor rather than the McCoys!)

    Ah - just been back in and rated them - see how that works... Stairs are in oak - newels and strings are engineered with treads, spindles etc solid. Them half twist spindles look amazing in the flesh. The thing cost £4k but well worth it I think.
  7. Why aren't you insulating the cavity (and making it bigger)? PIR and insulated PB is expensive and 90mm overall is not really that great.

  9. Not the case for me - the spec of the plot is way way over minimums in terms of energy efficiency. This is what got me out of jail for the water cylinder snafu. The thing was 2 away from getting an A on the EPC - pretty impossible to hit an A without renewables.
  10. Scaffold long gone and it is a spec plot - no-one is going to pay me anything extra for it. Loads of cost, delay and grief vs no financial upside - I think disaster doesn't cover it - total effing disaster is probably more appropriate!

Nearly made a big boo boo on the spec plots - the architect had specced a combi boiler which the plumber thought (and I agreed) would be shit in a sizable 4b house so we swapped it out for a cylinder. I forgot that SAP calcs really slaughter you if you put hot water storage in and the house was failing with the architect calling for the installation solar water heating (not compatible with the tank) or pv. Whichever way you look at it - a disaster. Thankfully I was saved by the flooring - the drawings had a beam and block with 150mm celotex but I had put in the Floorspan efloor + which had 600mm effectively of EPS. Got away with one there!

    Sorry for the absence - moving house is a bit time consuming but the real problem was knocking my pint straight into my laptop and killing it. That gave me 2,200 reasons to remind myself to be more careful! 🙄 Loving the house btw - the combination of the underfloor heating and the MVHR makes for a wonderful balance feel. Having always lived in houses 100+ years old I have never had anything like this! Just landscaping to go - ground is too wet to do anything to it at the moment but the trees should soon suck it all up.

    We move in tomorrow (going to be interesting with 2 sprained ankles) but hobbled about with the phone today for a walk through - it is unlikely to win any cinematography awards (just realised I was holding the phone upside down for one of them!) but there we go. I will try to sort some links soon.
  14. As Mr P says you are just going to have to suck it up mate. If it is of any consolation the same thing happened to me -;the OCD Mrs came up with an idea to move a major waĺl 300mm which happened on the above ground drawings but wasn't reflected in the foundation plan. I am delighted. Secretly.
  15. Just done 3 plots in Osmo Polx Clear Matt - and my stairs come the think of it. Great stuff - well worth the money.

  17. Hear you ,mate - going to build a fair number of new houses - none of which will be for me so will be far easier as a result. Dealing with 'external factpors' ie - the Mrs is a nightmare I didn't expect or deal with very well. The experiance has been poor say the least.
  18. Props to you mate - there would have been headlines in the Cambridgeshite Times of mass murders if I had done that! The wife seems intent on spanking my credit card for over £2k a month for the last 6 monts so the rent is the least of my worries tbh. Don't read the Cambridgeshire Times for the next couple of months btw - nothing to see here!
  19. You need to get the plumbing and electrics done mate - can't live in the place until it is wet and the lights are on. To do this all bathrooms need to be done and tiled first and the kitchen plumbed and isolated if not in. At this stage you are nearly done anyways... You have to also ask yourself 'why would I want to live in a shithole?'. You are going to hate the place enough by the time it is done anyway - at least you have the opportunity to f*&ck off of an evening and leave it in the rear view mirror for a few hours - that is valuable in and of itself. Served notice on my rental last week - happy days. I would have probably topped myself if I had to live in a caravan. On the Fen. In winter... Yep - definately a bullet!
  20. Got my Final Inspection due on the 14th - I am moving on the 17th irrespective of the outcome. The house is essentially finished though with the exception of the landscaping and fencing.
  21. My last load of 4x2 cls was £9.50 plus vat per length. Cheaper to plant an acorn and wait..... What a joke.

  23. You are probably right - too tight. Mastic it is then - again it is available in all shades. The joys of construction - the descions you have to make on the way through often to make up for the descions you made earlier! It is a bit of a comedy show when you come to think of it!
  24. Grout will give a nicer finish than mastic to your backer boards - just to make sure, you do know that grout comes in all sorts of different colours? You should get something fairly close to your backer board - natural grey maybe?
