I pay the bills . So whether it’s an A or D makes no difference to the rent . That’s exactly the problem . That is what’s happening which causes more shortages of rental properties. As @ProDave points out - targeting the low hanging fruit . Then what ? For the rest of the house owning population?

I was thinking about this . Forcing LL’s to meet a specific epc but not the rest of the house owning population always seemed unfair . Labour ‘pledge’ now is rented epc’s to a as yet unspecified rating by 2030. Also no gas boilers by 2030 . Unachievable ? Yep What about when a property is sold it has to be a C minimum . If it’s not the seller is given a loan to make it a C . The cost of that loan is repaid to the government via the solicitor doing the sale . Sounds fairer . Of course that could cripple the housing market potentially and there would have to be some exemptions .

My tenant kindly left me this . Furniture was infront the windows so first time I’ve seen it . Dilute bleach to remove the worst of it . What do I seal the wall with ? . Paint will peel off easy if I roller it

Ah Suds - the plannings gotcha for stopping your build . It’s all a bit of a joke sometimes on a single build as you’ve pointed out . My planning insisted the ‘suds drainage ‘ was 10m from any boundary and any building . Making my build impossible…..

Having had loft tanks leak and destroy ceilings . I always wondered why they can’t sit in a tray with a simple pipe to outside - like older toilet systems use to have the overflow from the cistern go outside . -

You won’t be disappointed! . From a 3d printer virgin I took the Bambu right in my filament hole . Never looked back . Someone as experienced as you will glue your plate and print your semen everywhere

I was surprised on a domestic that fire doors don’t need closers . Seems counterintuitive too me . Open fire door isn’t much good in a fire . So my fire door has no closers as confirmed by door manufacturer and bco documents ( no good actually asking bco )

I had the same - it’s bizarre ! Hole in ground and I walk around it on my diy scaffolding maybe 4 metres from the bottom . Build house . Put up timber frame . 4m up from that trying to walk around and I puke my guts . It’s the same distance if I fall ! 4m . I know this . But one is around a hole in the ground other is “ up high “ . Don’t understand what my brain was doing . This is the reason I didn’t put the tiles etc on the roof . I am pussy fodder …

Required switch for the job

I use netgear unmanaged poe switches . When I need more I just daisy chain another in . I use to keep poe and non poe connections seperate but that became a pita . So if I allow for potentially everything to be poe it’s not an issue . The netgear switches allow for a bigger psu if you need more juice along poe . Though with 3 switches I just place ‘high powered ‘ things on a seperate switch . Around 50 devices including 8 poe ip cameras . -

As SWMBO says to me Don’t Push too hard . Nice and easy . Slow and steady saves the day . That also works for drilling holes in tiles .

Yeah I thought about that type of thing . I was concerned that say putting a jubilee clip around the skinny black pipe ( 6mm I think ) to a fitting and then a thick er pipe might be an issue . Skinny black pipe aka irrigation pipe not particularly strong - jubilee might split / dent it ?? .
