  1. Well - as the legend I am I recorded the conversation from the last visit . So been listening to that … He does indeed mention fire resistance of the exposed steels . But seemed convinced that if the ceiling tile system could provide 30 mins fire rating then it might be ok . The conversation by the bco is all non commit on his side I.e no “ yes “ or “ that’s acceptable “ . So , need to be careful not too mention that too much … Are steels ( standard red/brown coating ) not fire rated anyway ???
  2. Just when I thought I was at the sign off finish line … bco has magically requested exposed steels are painted fire resistant. These steels have been easily accessible and visible for literally years - with never a mention . The ceiling is up and is fire rated for 30 mins . Needless I’m somewhat pissed off ! Nothing ever in writing “ paint steels “ but presumably from his own notes casually mentions it now as I’ve applied for sign off . Ignoring bco’s incompetence does the fact I have a fire rated ceiling over the steels support my case to avoid taking down the entire ceiling ? I.e is that not fire resistant enough ????
  3. Got my new epc . It’s a low B . Lots of mistakes in it ( like suggesting we should have PV etc ) . If correct would be a high B ; just a few points short of an A . But I don’t care . Got the as built sap - that’s a nice document of shite no one will look at . But I don’t care . Contacted build control for sign off . Didn’t seem to know what to do . Probably won’t even visit . What a system !

  7. It keeps losing connection to the chime . Its been working fine for over a year until then . I can repair it and it’s ok for a few days then fails again . My doorbell is also in a very sheltered place . Whats yours doing wrong ?
  8. Usually all these cheap Chinese brands don’t tend to last very long or perform especially well . I had a reolink camera fail in warranty . Expecting the usual poor customer service I was very surprised. No issues - received replacement. The video doorbell out of warranty has issues I’ve been trying to sort with them . Eventually they offered up a replacement! Considering it’s well out of the warranty period I was really surprised. So for once - reporting good customer service and warranty!

  10. Does look good tbh. Personally I don't like those thin cuts ( just my preference ) so would have shifted the whole lot across to avoid them. That then means the tiled window shelf wouldn't have a central grout like so OCD would kick in. You've got to call it as you see it. Certainly good especially for 1st effort. Now SWMBO will want you to do more.....

  15. Back butter tiles . Adhesive on wall and notch . Don’t want any hollows especially if anything is mounted to the tiles . Though back buttering not strictly necessary for wall tiles …
  16. Must admit on 1 particular wall I noticed this . I would tile a section a day . 2nd day ( did as you did - put a straight length against tile faces ) I could see wall was bent . Wasn’t going to rip all those expensive tiles off the wall . So I ‘gently’ went with the bend . Can you see it ? . Nope . The ‘bend’ is over a longer run so easier to hide . Then once shower cubicle , toilet etc etc all wall mounted it is imperceptible ( unless you (expletive deleted)ing look for it ) . Lesson learnt by me . Professional tiler should have learnt that lesson some time ago !

  21. I like "music room" aka sex dungeon and also "control room " presumably the cctv recording and editing suite? Once chained the thoughts of "how do you overcome cold bridging " will become a distance memory as you experience the pleasures.....

  25. I have this unit and was prepared to add a boost maybe linked to HA . What I found is the unit boosts really quickly automatically so it wasn’t necessary. If you shower then within 10 seconds it ramps up . I did make sure the vent pipe runs to bathrooms and en-suites were really short I.e mvhr unit is near too these .
