  1. Just the back ? I’m tempted to put a batton on all 4 sides
  2. Maybe . Plumbers fee probably 100 quid . I can live with that . Cost to repair damage I reckon under 5k
  3. What would you recommend for distance from tap base to sink ?
  4. Yeah that’s what I was thinking . But what spacing ? . How much worktop should be at the front of a sink ?
  5. Just cold for shower
  6. Nope - not really Just some clips - but that’s for an existing worktop . I need to position and support pre worktop
  7. Think I’ll call them though ; this time …
  8. Having a bad day . Top left of sink corner bent ! Once I get that replaced what’s the best way to mount in unit ? A shelf to sit on ? Tap has to go to the right . So what spacing ? ( in fact what spacing front/back ) ?
  9. Yep . Never worth it . From experience they’ll bump the premium 300 or so per year . Especially on “ escape of water “
  10. Failed washer on water inlet . That was it . I’m going to have to get ceiling reboarded and skimmed . Redecorate room , new laminate flooring . Decorate lounge . £1000’s due to a penny washer 😤
  11. Yeah . I’ll report back what he finds .
  12. From memory it isn’t . Don’t recall it sagging though
  13. Got to get on with my kitchen so have appointment a plumber to view . float failing and overflow blocked seems like low probability too me . But I can’t see anything else obvious. All external pipework fittings are dry .
  14. None at all . Here’s a better photo . Does look like it overflowed
  15. Yeah . Tenant has *now* informed me they were away from beginning of November - not back until this Saturday . So in theory a small leak could have been happening since then and nobody would know . Lounge got a wash also 🙄
  16. Yep . When I got there water level was ‘normal ‘ I.e well below overflow
  17. Maybe . But it’s a lot of water . I assumed float failed and overflow blocked . Fittings seem to have no weeping around them . But I guess a slow leak is possible !
  18. Got the call 5am header tank is above room float seems good , tank seems good , overflow in place . Only assumption I can see is float failed and overflow blocked ??
  19. The same tbh I viewed a bora and it was similar To get steam to go horizontal out of saucepan required a 9 or 10 on extraction
  20. I did think from memory the manufacturers max length of duct was 5m . You loose 0.5m per 90 elbow …
  21. I have the same hob . Sounds a bit tricky to change the ducting now . Im guessing ducted version and recirculating version are different models entirely also ! Very least some compensation from builder for his error
  22. 3am ? Sex toys for sure ☺️
  23. He’s not the best . His mate Fred ; so much better .
  24. I like a latte .
