I have lots of temporary internal pipework all hep2o Removing some of it will be a PITA so I'd rather leave it in place so some plumber long after I'm dead finds it and says WTF! One long run - goes to the temp kitchen. I can't easily get to the tee to cap it off ( once new kitchen is functional ) does it matter if there's a few 'dead legs' that are maybe 3 metres or so long? Appreciate that a hot water tap may need a few more seconds maybe to flow hot. No issue other than that?

So....... Kitchen sorted. My lounge/dinner is under 15m so is sufficient i.e. it would be under 7.5m from ( my non existent ) doorways. But you are saying a max radius of 5.3m from the sensor. I'll just bung 2 in .Agree it's all BS.

Any recommendations for alarms ? I got a mains power cable through to each point but ( doh ) didn’t put a comms cable - so need wireless interlinking …

Upstairs was easy . Smoke alarm in each bedroom and hallway . Still don’t get where the kitchen heat alarm goes . Obviously not over hob nor near oven . But where ? . “Outside “ the cooking zone but still in the kitchen ? . Perhaps it’s not important just as long as you have them ( the location I mean )

Assume heat alarm in kitchen ( but regs on its positioning ??? ) Smoke alarm in lounge . That sufficient ? ( yes - interlinked ) Can’t see any reference to size of room e.g lounge the size of football pitch has just one smoke alarm ? Photo to attract attention but not relevant

SWMBO insisted on ‘normal ‘ light switches in some places . So we have these dimmers ( with neutral ) light can be controlled without any HA but is also zigbee - so best of both worlds

Guys ! Some of you are worried that if you pop your clogs SWMBO can’t do a Ubuntu upgrade 😊 I really wouldn’t worry . She’ll sell the house as is and run off with a younger model anyway .

As are main space is large open plan physical wall switches would be a pain . You would need banks of them at strategic positions . If designed correctly as I’ve done ….. no cloud based dependency when local , can replace a faulty device or upgrade it with ease . Could a new owner add manual switches ? - yep .

My door is pas 24 rated . I can’t remember the spec for the finger scanner . https://rkdoorsystems.co.uk/products/doors/door-accessories/finger-print-entry-system/ I’ve not informed my insurer about it as I forgot until you posted . I assume though they wouldn’t care as it’s pas 24 anyway ?! Whilst SWMBO struggles to use it I have no issues - great to not have a key .

As a professional landlord ( interpret as relies on income from property, and yes you are in Scotland ) ; SELL ! Don’t be a LL ; epc min c will come in . Regs will only ever go up . Most ‘casual’ LL’s I know are selling up . Increased regs / tax / hostility push you out the market . You don’t need the hassle / stress - leave imho
