Builder asked could we employ him?

Can’t he just show them the contract you have for the build? -
Wow, well done, keep reading, you’ll find lots of tips to save money and headaches.

Ok... thank you. Maybe I need to ask again.

We are doing an extension on a Building Notice and I’m toying with not bothering to put the extra (very tiny) shower/loo in, to save money. I stupidly asked the BC officer about it and he said ‘Ah, if you hadn’t mentioned it, I wouldn’t have known, before sign off, but now I’ve got to note it down’ 😖 So that effectively means I’ve got to leave the BN open indefinitely while I get some money together (and activate it by asking for inspections) or submit another BN (which might be quite expensive re drawings). Any other suggestions/advice please?

Is there any way his account could have been hacked? That request for money seems bizzare.

Can you do a floorplan? It might be easier to comment

I put it down to all that foil backed insulation 😂

Without doing a condensation analysis, as a rough guide, internal wall insulation carries a greater risk of interstitial condensation, as you say, behind the layers. It might be worth researching breathable insulation for old houses, like wood fibre. Have you got a dehumidifier? They don't cost a fortune to run and are really useful. Also buy some cheap moisture meters and put them round the house to get a feel for what's going on. If you keep the RH at about 55%, mould is much less likely to flourish. Also, don't put anything damp, like shoes in the wardrobe can help.

Nu-Heat were about double the cost of Wunda last time.

Please could you post your floor plan?

Thank you @PeterW, I thought it must be doable 😊

The whole extension is 3m x 6m and the manifold is marked in small red letters in the bottom left corner of the diagram (on the other side of the wall).

Oops, my mistake 😂This is what they said: 'I’ve spoken to the team. If you want separate thermostats, it will take it to 3 loops. You can only have 2 loops if they are both together on one thermostat. So not sure which way you want to go ahead.' I don't understand how I will be able to just warm up the bathroom, with only one thermostat... Am I missing something?

Hi , I've asked Wunda for a quote for our extension (3 x 6m =18m2) which will have a room and a tiny shower room, so I'm thinking 2 zones and 2 thermostats will be needed. They won't give you a layout pic until you order. We left 2 free ports on the manifold ready to connect on to and will have to drill through the wall. The sales person tells me that the design team is saying I need 2 zones and one thermostat, or three zones with 2 thermostats. I'm assuming the room must be too big for one zone? (Communicating with the sales person is a bit slow). Any ideas on how to get round it, bearing in mind we only have two ports left? The plumber who came to look didn't mention this. Thanks!

Wow, amazing! If you know finances will be tricky, can you divide the project into two parts somehow, so that you can make it liveable and then do the rest as you earn/ have time? That suggestion will save your shedloads of money and aggravation. Ferdinand on here has a special interest in church restoration.

Where to put a bioethanol burner (3kW or so)?
Jilly replied to Garald's topic in Stoves, Fires & Fireplaces
Aesthetically, only you can decide what looks best. They both need an infill feature of some sort. Physically maybe trial it with a fan heater if you mean you're not sure where you want the focus of the heat? As an aside, do they make the room humid as they give off water vapour? I'm obsessed with that at the moment, so would probably be monitoring it and using a dehumidifier, which would kind of defeat the object. -

Get one you can move so you don't have to decide...? -
Thank you to you, my 'friends' too, it's an amazing community. You're a great bunch, even the weird ones 🤣

Thank you all. I'll investigate some of the companies, as they come as kits with plans and calculations etc so they are likely to advise on foundations.

Near Disaster Avoided kit : what's in yours ?
Jilly replied to ToughButterCup's topic in General Self Build & DIY Discussion
Interesting. I’ve loved the building work maybe 15% of the time, enough to contemplate doing it again sometime, and truly there were some lows. -
That’s what I thought. But actually the caravan compliant builds can look pretty substantial.
