I render or part render over a hundred new site houses each year and the builders recon they work out about the same

It’s really poor skimming Looks like it’s been done with a silly flexi float or speed skim It should be closed off and flat Heres one I did earlier It should look and feel flat before it’s mist coated

I normally cut them with a grinder You can get a snug fit Make sure the lead from your valley runs over the ridge -
Bifolds plus any fist fix joinery First fix plumbing first fix Electrical Plasterers to complete everything Mist coat Floor down and protect They will need to self level and use adhesive You don’t want that all over your nice new kitchen Units Second fix joinery Quarts Second fix plumb & Electrical Paint Enjoy

We only do LVT on commercial jobs and there’s never anything in there when we are there If it was my own house I’d do the whole floor Then tape hardboard down as protection same as tiles Also if you ever have a flood in there it’s less likely to get under the vinyl

Thanks James Tiles first Tile the floor as if there is no kitchen covering any of them Nice uniform expansion around the perimeter

I went to tile a swimming pool last Monday and the tank that collects surface water has two pumps that work off a float One failed and the other couldn’t cope 2000 mil of water in what was a bone dry pool area the day before -

Our planners demanded a sequential study As we where deemed just inside the flood zone The cut a long story short We where advised that apart from costing a fortune The sequential report would not go in our favor So we consulted a expert in this field who re drew the flood lines Putting us just outside of the flood zone -
I think where Architects do come into there own Is dealing with planners They know what will and won’t fly and are normally on first name terms with planners Our first build PP was a piece of cake for our Architects No real issues Our second for some reason was an absolute nightmare for him Ridiculous requests for endless surveys I was glad to not be dealing with it myself

You need a 1200G black membrane on the top of your BB Then insulation All joints taped Before you lay the pipes it’s normal to lay a slip membrane Which is a finer gauge clear polathene

Yes But we did it as a self build and didn’t use a builder A builder is going to charge around 2-3k m2

They hardly ever bother doing pressure test on single builds Make sure you have all you rubber seals on each riser and you will be fine

BC are more likely to want a SE to be involved Architects are not all that technical and tend to defer to a Structural engineer Regarding legal matters I’ve stated on many occasions that it’s essential that you appoint an Architect totally independent of the builder Not one that has been recommended by one or the other For this very reason

We’ve recently come in under £1000 m2 Keeping fees to a minimum are key Dont get to worried about BC They will make it clear to you what they expect Most visits pass without any drama Local Authority are far better than private BC and usually quite a bit cheaper

As above I would try to keep Architects fees to a minimum Weve kept under 5k both times and had excellent service and design Theres really no need for Architects to Lease with BC You can easily do this yourself Getting Architects involved in disputes with builders Isn’t a good idea and would be very costly

Fill it with airtight expanding foam (Blue) Cut it off in line with the wall once dry

Everybody has an opinion and that’s all they are Opinions I run a tiling business and would always prefer flo-Screed But yet I laid 75 mil semi dry Traditional screed in both of our builds and probably our next build also
