The main reason for upping the spec German baths and kitchen Was the estate agent He said at £750000 a buyer would expect a high spec German kitchen Or tip out what is there Apart from spending £7000 on the Appliances four on quarts The actual kitchens Didn’t cost much more than Wickes
-
We called in Sigma at Freckleton Lancs Kitchens looked good Salesman wasn’t over pushy But cooled when I told him I would fit it myself regarding the quarts we had Most companies use Granite U.K. or a company in Southport They seem to have the market cornered we chose a Nolte kitchen and quarts from G U.K. The pan draws The salesmen’s party piece was standing in one and jumping up and down They are actually very strong My wife is an exspert on kitchens and appliances and worktops Or at least she should be She’s looked at enough of them

You’re welcome It’s quote surprising how strong a rendered bead over lead is and nothing will get through pictured below is a rush job on a roof we’re there is little holing the lead in place One the render has set its lifted up so that the rolled steel roof can be installed All done now No cracked render No where for the water to get in
-
The majority that I render are simply pushed in place and the render bead does the rest I would stick them in place with stickall Then use basecoat to stick a render bead over Just lapping10 mil onto the lead

Just watching Breakfast TV and they are discussing the headlines The analyst has just described the chancellors proposal as Peter to pay Paul ? He also went on to say Greggs gave reduced the sugar content by half in there custard slices They have made them half as big You couldn’t make these headlines up ??????? -

Exactly He is treating all of us as fools He will still get his tax A buyer who has budgeted 300 for the house purchase and 15 for the SD Will in effect be buying a house that has jumped up to 315 All that has been achieved is the new chancellor has grabbed a headline Perhaps his time could be better spent looking into scrapping free tv licences for pensioners -

I think the chancellor could have phrased it better Perhaps Robbing Peter to pay Paul -
Something that will effect most on here Proposals for stamp duty to be paid by the seller I’m not trying to be thick But won’t this just be put on the selling price Described as a radical shake up

None of that with the gyp backer Drywall screws Cut with a Stanley knife Originally I thought 15 quid for a 2.4 board was a bit expensive but I won’t go back to using hardy

So true Rus The snagging on the day of handover that all the major players do is a real con You’ve already committed A week before signing would be fairer Dealing with the site manager is pointless The sales person will have your back At least till you have put pen to paper
-
Blood hell Russ You need to say what you mean ?
-
Why would you care how they did it ? The guys who roofed it would have been lucky to get a grand got the whole roof Your rattling on about crowbars and the easiest way to sort this out Think he just wants his roof looking right Or am I missing simthing

I’d the same problem 12 months ago Post titled Cock Up I couldn’t get 10 mill through and ended up doing as Jeremy says Hob works a treat
-
If it’s bothering you now Nows the time to say Something Badly set out Not a quick fix They would have to put the scaf back at the front and strip back from the top To get at the lower Batons It’s quite normal for him to tell you this More an HSS Issue I would go and speak to sales They have a vested interest in your purchase The site manager doesn’t The problem with snagging on the handover day is that you are already committed to buy

The gypsum backer board is about the best on the market for tiling onto and performs better the hardy backer cement boards and is much easier to handle and cut While Gysum state they are fine for dot and dab From experience they need mechanically fixing also Ditra matting is far better than ply

The way that commercial site work works out We don’t make a penny on the materials So the vat is simply passed on the same as the labour With most of the larger jobs taking 90 days to pay out Often the materials far outweigh the labour I can be in a position where 50 k is laid out on labour and materials With only a few thousand profit One off houses Like yours I would simply say Supply the materials yourself or claim the vat back at the end Ive a site of houses that I’m doing at the moment I supply the labour plaster and Abito boards 3 days work for a gang of boarders 2 or 3 for skimming I make £550 per plot Any remedial in with that Materials £3000 vat £600 Why would I soak up the vat The builder could make the same phone call as me But he is happy enough that I’m financing part of his business already I’ve obviously an accountant But they don’t get involved with the vat We had a really good quote for block and beam Less than what I could buy the stuff While the 0 rated the half days labour I had to pay the vat on the material The guy gave the same reasons as above It is what it is
-
It’s quite normal to tender like this As a contractor I send all tenders in plus vat As states above If you show the successful contractor your planning content He or She will simply zero rate all labour
