Isn’t it 3kw and below don’t require any ventilation You shouldn’t need a stove any higher than 3 -

Yes Parge for airtightness has had it day We used to use tones of the stuff each week and befor that a coat of sand and cement for Barrats when they first started fit and dab Using board finish to dab the boards on with Back then the block work was atrocious Full of snots and gaps straight through the cavity Then BC cracked down and insisted joints where pointed and bar rubbed and everything sealed around joists With twelve months No more Parge We use 100-200 bags per year For what it says on the bag Sound Coat Mainly LA apartments The amount of pressure that would be needed to force air through a fence concrete block Would have little problem finding it’s way through 5 mil of plaster Just a thought Don’t use any kind of Parge on dry thermal blocks Ive just finished doing a bill of quantities for 80 houses for WD that will score zero on an air test With the same blue shit to spray on Gypliner Insulated slabs Ply Then insulated PB The site is in Oldham I’m pretty sure the people moving into them will appreciate our efforts -

I fitted my swing gates on our previous build and that’s all I used The box of tricks that came with the motor was all colour coded Very similar to an automated garage door -

Strip the moulding off and plasterboard over the face of the timber and put a skim bead on the edge Easy option Skim the ceiling and fix a 50 mil 90 degree cover mould over the edge- 1 reply

You do come across that quite often Our buyers have had full PV on our beautiful slate roof I saw them fitting the PV walking all over the slates not a cat ladder in sight -

Not a chance I made the mistake of showing buyers round at our previous build All professionals I pointed out the high levels of insulation The efficiency of the heating system Sap report etc Only one was remotely interested Schools M2 Kitchen -bathrooms Price In various orders Good to do it for our own satisfaction -

Well done As you say Sap and EPC arnt fit for purpose More box ticking Thankfully hardly anyone buys a house with this in mind -

We where lucky the first time round Gas electricity and water all on the pavement All around £800 each five years ago This time round No gas available Rural grant for water Less than £300 Electricity needed to cross a 60 mph road £5000 ish The road had to be tracflighted for four days and a trench dug across the road and repaired I would estimate that at least half the cost was taken up with the road closure Permits Traffic management etc That was 13 months ago So gives you a ballpark -

They are very fair We had Attic trusses on the workshop roof and they questioned why they had cost similar to the main house roof Which is three times the size I’ve explained that much of the house roof I built in loose rafters and highlighted the beams and 70 plus deep rafters -

Thanks for that Pain not to bad Feels like I’ve been kicked in the goolys Yes there was several pro/forma invoices They haven’t really picked up on these They asked for six paper invoices House trusses garage attic trusses and posis joists Kitchen We purchased five large mirrors They require photos showing them fixed in place I’d built 6 fitted wardrobes also Same again there Photos showing them fixed in place I had a look for the £68 discrepancy It was a typo I’d made in the very first invoice I’ll Bob them an email with all the details and wait and see Our previous claim went through in about eight weeks So not going to bad for time now We’ve been in almost twelve months now Doesn’t seem to be an issue anymore -

Thanks Nick Busy sitting in the garden now I’ve put it off for two years while we finished the build The surgeon has said I’m lucky not to come in as an emergency Probably should have had it sorted immediately Definitely won’t be riding a bike for a while 😁 -

We put our vat claim in a week ago Just over 43k They have just contacted me to ask me to check my figures as they get it to £60 more Requested 6 receipts Then will pay it Hernia op in two hours Then 3 weeks taking it easy Hopefully paid out by then

Help! How can I make grout non porous after laying

None of the sealers out there will be long lasting The grout sealers out there are really only temporary to stop the tiles marking when grouting An option would be to seal on a regular basis Bal do a good product -
Good advise I posed the same question to our heat pump installer It seams cooling fin heat pumps is a no no He took me round to his house and showed me a tiny air con unit “Easy to install and cheap as chips”
