Welcome to BuildHub. Prices vary a lot and are dependent on how much work you want to do yourselves, what finish you want etc but as a very rough guide you should think along the lines of circa £1200 per m2 for a new build. But it could be 1000 or 1500 or more based on various factors. Presumably you would need to bring the existing part of the house up to decent standard too so that will add to your extension / renovation costs and heating costs may always be an issue in a poorly insulated house so there is a lot to consider. It’s positive that the planner raised the new build option however so hopefully planning would not be an issue. You can reclaim the vat on a new build but there are strict and often confusing rules about it. In summary: Anything you buy that is incorporated into the fabric of the building is vat reclaimable (but there are some ‘finishing off’ things that aren’t eligible like most integrated appliances) Labour costs and anything a vat registered builder supplies to fit should be zero rated at source. You can’t reclaim vat on these, they must be zero rated. Design costs, hire of equipment, planning fees etc are not reclaimable. -

I used to fly from Gatwick to Edinburgh every week and on a clear day it was evident how much green space there is from south to north so I agree that there is loads of green space all around with dots of very urban areas. It would be a real shame to lose all of the open space in this country however, although I do think the planning laws are outdated. Requiring people to live on top of each other in small areas of highly populated space is not the best way to live.- 192 replies

Broadband isn't optional here either as I work from home 2 - 3 days a week and have to have it for the VPN connection. Broadband (whilst pretty slow) lowers my carbon footprint simply because I'm not travelling to the office every day using cars / trains. -
I used to have a resin kit when I was a kid. I had all sorts of moulds for it but the challenge was what to embed in it. I used to be delighted when one of the tropical fish died so that it could be immortalised in a resin paperweight or similar

If we're doing the per sqm thing then I guess mine is just the £1200 PA leccy bill for a 350 m2 house so £3.42 per sqm. That's with no renewables as the ST doesn't work and it would have been good this summer. The figures are slightly skewed though as there is only me here and I don't heat all of the rooms unless there are other people visiting, but it is what it is. More occupants = more expensive per sqm but not on a per head basis. -
If you can't get the size you want for the money you want to spend I would look on eBay to see what comes up. I don't think a join in an island would look great TBH. The island can be a contrasting colour to the main kitchen There is this one on eBay but it's quartz (and given the price surely there's a catch?). I think in that case it was apathy. An expensive house, fairly wealthy cash buyers and wealthy sellers who are only moving as they want a lower maintenance property (this one has paddocks) as they spend 6 months of the year in Cyprus. Guess a few bills weren’t that much of an issue to either party. If you are borrowing and on a tight budget these things are a lot more important I guess. -

Yes I’m in no way saying that what you are suggesting is a bad thing but it was an eye opener going to that house viewing. Complete apathy on both sides. -

@ProDave said no one who viewed his house seemed interested in the FIT payments. I went with some friends to view a house the other week. It was a second viewing. They hadn’t asked anything about running costs and wouldn’t have done so even being really interested in the house. I asked the guy what the heating was. Oil he says. Didn’t know what type of cylinder it was, top of the range was all he said (it was a Telford UVC cos I looked). EPC report was D with a potential for C. I asked what could take it to a C. No idea he says. Estate agent in 10 inch stilettos whose every other word was fantastic was clueless too. At present sellers don’t care and buyers don’t care! -

Aren’t there still issues with switching suppliers if you have a smart meter? I’m avoiding having one forever if I can. No interest in it. Just want them to get my bills correct using the current system first!

+1. Managed to pay off my mortgage when I hit 40 and then save enough to buy the plot here. The sale of my old house was then enough to complete the build. There were some tough times in my 20s though. I had a book where I monitored every penny I had so as to afford to eat as well as pay the mortgage and bills.- 192 replies

It’s about priorities too though. I never had any thoughts of building my own home EVER. And when I was younger (early 20s) i mortgaged myself to the top of what I could borrow to buy a crappy old terrace house with no heating and an avocado bathroom within commuting distance to my work in London. Interest rates on my mortgage hit 15% within a year. Ouch. Eventually I earned more, my negative equity resolved and I was able to sell (for about the same price as I bought but 12 years later) and move on. The vast majority of people will never aspire to build their own home or even renovate one. It’s a pretty niche group TBH.- 192 replies
