Re floor, if not laminate, maybe cushioned vinyl and a big thick rug? And decent slippers. Think you're a bit stuffed with the floor TBH but you can only do what you can do. -

Too late for 1 and 2. Concentrate on 3 onwards. It will be stacks better than you had before which is nothing. It must be a relief to get all that horrible mess cleaned up. Hate furry creatures in the house, even the smallest ones, and they are not hygienic either so Mickey RIP along with Minnie! -

Lol, mine stays in until the stuff is dry, gets hung up and then put away later. Can't bear having wet washing lying around the place. Fluffy towels are amazing too. Hate line dried towels, they are like cardboard! -
It surely can't be right that you are only allowed to present your case if someone objects? That's very poor. The planners object so you should be able to speak IMO.

No harm in that I guess, or someone else. She could be an objector and then when asked to speak she could say she objects to the permission being refused . Or something inconsequential that would have no little or no bearing on the decision like noise whilst the work is going on.

@oldkettle I doubt very much that the planner will have 'lied' anyway. It's more likely that they will have just made mistakes due to lack of care and attention. That should hopefully work in your favour TBH. As @PeterStarck says above he was able to use those errors to consolidate his case. You have lots of time, energy and money invested in your own application and the decision is much more important to you than it is to any planner out there so concentrate on pulling together a good case and keep your eye on the end goal. You don't have long though so it's time to spend a decent chunk of the remaining time pulling together a well reasoned argument.

I'm laptops only here. Got rid of the desktop and screens as I never used them anyway. Never use the TVs. Don't tend to use the electric oven much as I have a small halogen oven that I prefer to use just for me anyway. I do use the tumble dryer for almost everything but as you said above it's a condenser so I look upon it as a supplementary heating source. I reckon the fridges and freezers here are a bit of an extravagance but 3 out of 4 are integrated and I doubt it would do them much good to be switched off permanently. Things like the MVHR run all the time. I'm not sure how efficient those are but they need to be left on. -

Does that figure worry you? It doesn't seem like that much to me TBH. There are 3 of you living there vs only me here and there is only so much you can do to reduce the use of 'stuff'. I guess you could look at what elements of your stuff use the most energy and see if you need to use them, or use them as much, but if it was a major household appliance it would either be essential (eg fridge freezer) or an inconvenience not to use it as much (tumble dryer for example). Sometimes we can worry too much about fairly minor things. Is a saving of £40 a year or whatever worth the hassle of trying to cut down on something's use? Probably not, unless you are down to your last farthing ... -

Yes they could grant you PP for the front and restrict permitted development rights as part of that PP meaning you may not be able to do the back under permitted development rights. They may not do that of course but worth considering that as a possibility and asking a planning consultant or similar how likely that might be if you use that as an argument for explaining why they may as well approve this current submission.

What about the waste pipe that goes through the wall? Doesn't that need to be somewhat loose so it can be pulled out if necessary? Or can it be stuck fast with the mortar? Also for later, there looks to be enough space to get the insulation and PB behind the grey waste pipe, but what about those copper pipes pressed right up against the wall? Do they get put behind the PB or do they have to be moved out? -
I'd be slightly careful about using this as justification as I believe that councils can restrict permitted development rights in certain circumstances so something to look into to see if that's likely for your property.

I've never been to any sort of appeal so I might be talking nonsense but surely someone will verbally speak against your proposal even if it's someone from the council? Then if you only get 3 minutes you need to work it through as a prepared presentation, and practice it and time it to get it word perfect. I would provide a Powerpoint presentation (or similar) to hand out and use that as the basis of your presentation. I would include diagrams to easily illustrate the points made, and also explain the 'inaccuracies' in the planners' document. Whether that's allowed or not I'm not sure but often a picture speaks a thousand words to illustrate the point you are trying to make.

It's pretty stressful for sure. You need a solid relationship with your OH to work through a self build or a renovation and both need to go in eyes open. A self build was sold to me on the basis that I would have a rental in Edinburgh for 6 months and then the house would be ready to move into with just some finishing off to do. And I was taken in by that. PMSL! I got the completion certificate 7 years after I moved out of that apartment!- 192 replies

I have an anhydrite screed over UFH so the matting was recommended due to the screed type more than the UFH.

Mine isn't great (less than 2 quite a lot even though BT say that I should get 4) but I can just about get away with video conferencing / webex etc. What sort of mobile speeds do you get? Even though I only get 3G here the speed is much faster. If I upload photos to BH for example I have to remember to switch off the wifi on my phone otherwise it takes forever. Over 3G it's much faster. Might be worth seeing if you can look at using the mobile connection for conferencing if faster. -

Mine is definitely 'stuff' that accounts for the lion's share of my electric bill (no other energy source used). I worked it out and space heating and DHW comes in much less than 'the rest'. But I charge my car (maybe that shouldn't be counted as other people aren't counting fuel costs for their cars?) and I use appliances to suit my lifestyle, not to worry all the time about how much they cost to run. I have 2 full size fridge freezers, and a separate fridge and freezer for example. And I use the tumble dryer for pretty much everything. It doesn't cost that much (relatively) in my view and it's way too windy here most of the time to risk my smalls taking off and flying down the road lol and I hate ironing so it comes out of the dryer pretty crease free mostly. Plus it generates heat. I have it on during the day when I am here. I'm not on a night time inventivised tariff and nor do I like running the tumble dryer when I'm not around or asleep, and it does help to heat the space IMO. My bill may go up this winter as now that my heating is working properly across the house I will probably heat more rooms so I will need to see how it goes, but ultimately it is comfort that is important to me.
