Most notably removing the involvement of the committee for sites <0.5ha/10 properties. Think MCS microgeneration. I did hear on the wireless this morning, that heat pumps can be fitted within a metre of a neighbouring boundary (without planning permission), will we interesting to see if the noise limits get changed. 1

Got my eye on another plot locally. Garden land with double garage. Same council, not a conservation area. I see now they are having to have a protected species survey what the hell is that about? Combined with the ecological biodiversity crap (they didn't go for "self build" in planning app) it just seems like the red tape is getting worse and worse in this game. I think they are dealing with that for small sites as well so some of the habitat rules are being removed for small developers, which includes self builders! 1

It was one of the reasons i gave up on the idea of self build. You can easily be deep into 5 figure sums, before you put a spade in the ground, and it is, essentially, a lottery. I cant imagine, despite the bullish PR, that it will ever get "easier". As Streamy observes, it only ever gets more complicated. I admire those, many on here, who persue the dream despite all of that, though clearly the moree healthy your bank account, the easier it is to suck up the obstacles placed in your path.
