-rick- Posted June 13 Posted June 13 I'd really rather not! Seriously though, leaks are a right pain and I hope you get this solved soon. 1

Pocster Posted June 14 Author Posted June 14 (edited) Stay with me fellas - it’ll be worth it ! New plan ! Remove all existing foam barriers . This front bit has a slight fall as shown by the green arrow . Difficult to isolate that corner so will put a foam barrier on the red line . Water runs off roof and avoids this corner . Will use hose as it seems a better test ( ignoring the water bill ) My theory is this corner will hold water with high enough rain , but a shower ; it just follows the fall hence sometimes no leak even after constant rain . So will hose further up the roof letting the water run naturally down and out under the gate but avoiding this corner . Edited June 14 by Pocster

Onoff Posted June 14 Posted June 14 How about pressuring the basement then going round the roof with leak detection spray?

Assuming I could pressurise the basement . Not sure that would work as the water is seeping through the concrete block upstands - no actual obvious gap Edited June 14 by Pocster

Not sure that would work as the water is seeping through the concrete block upstands - no actual obvious gap I forgot to put the tongue in cheek emoji as was only half serious but tbh, why not? If the dwelling was "airtight" then wouldn't a leak path also allow air to escape? Thus you ramp up the pressure in the basement sealing everything else up then go around spraying some leak detection fluid on suspect seams. It forms a thin film & any air leakage bubbles it up. https://www.tyrebaydirect.com/product/leak-detection-fluid/ 1

Pocster Posted June 14 Author Posted June 14 So ! All the other foam barriers removed . This one ; waiting to cure . Will place the hose at the top at a controlled flow rate . Want it to go in this bit and overflow the block paving . Some of the asphalt to stone have potential small gaps on their edge … But everything looks like a suspect when you’re desperate!
Onoff Posted June 14 Posted June 14 Years ago you could get something similar to seal around windscreen rubbers, always a worrying ingress points on old Fords! It was called Seek 'n Seal. This is it's modern incarnation. What have you got to lose by going over EVERY visible seam with it? https://www.grime-x.co.uk/product/grime-x-seek-n-seal-windscreen-sealer-sealant-liquid-rubber-silicone-repair/178
MPH243 Posted June 14 Posted June 14 Good job you did not have our rain last night, your basement would of been a paddling pool. About 80mm in 6 hours, it was dry about 3 miles away on our way home and then driving through floods at home. Hopefully this will be over soon, I can't cope with another 8 years of this😁 1

Let’s assume filling every gap / seam solves it - I’ll never know which one it was ! - I’ll never sleep again !!
MPH243 Posted June 14 Posted June 14 I should check before I comment, just been down to our partial underground garage which was a paddling pool after last night. 1
Pocster Posted June 15 Author Posted June 15 Feeling lucky today ! Hose positioned to overwhelm this corner . Angled so it can’t run back - now to wait …
