This is what I have done at my rentals . Must admit did not know nor check B&b rules assume poster would of known !

Unlikely, particularly if they are from Club 18-30 guests talking about your sex pools hot tubs.

You must have got some cracking additions to your private video collection though.  Could you fit some filthy sex ponds hot tubs in your HMOs?

And absolute worst case, you can still run your B&B just letting two rooms, the council have already confirmed that does not need PP, and continue fighting / appealing while you do that.
