richo106 Posted February 13, 2022 Share Posted February 13, 2022 Hi all We have our planning application refused on the ground that further bat surveys are required (between May and September) we knew this was the case and already have these booked in. My architect said submit with the preliminary survey and they normally grant it with conditions but they haven't and just refused it. They have confirmed that the house plans, size, shape etc are OK we are moving out end of the April anyway so I wanted to get started on ripping walls down, ceilings down, digging footings and hopefully getting the ground floor done. I won’t be touch the roof structure - trusses, tiles etc Is this ok or do I have to wait for planning permission to be granted before I can start this work? any advice/information greatly appreciated Many thanks Link to comment Share on other sites More sharing options...

It would not be reasonable to attach a survey requirement as part of a condition in any approval. This is because, in accordance with Circular 06/2005, it is essential that the presence or otherwise of protected species, and the extent that they may be affected by the proposed development, is established before the planning permission is granted. CharlieKLP Posted February 13, 2022 Share Posted February 13, 2022 I have had this recently too, just refusing the permission and not allowing time for a bat survey or conditioning it. joe90 Posted February 13, 2022 Share Posted February 13, 2022 I built my workshop/garage under permitted development whilst fighting fir planning, was great as I had a place to store all tools and materials ready fir the house build to start.
