Admirable intent but surely the issue here is the land, unless they're planning to release more self build plots like the Gravenhill development?

Minister unveils scheme to make self-build homes ‘an affordable option’ for all

A self-build home revolution is to be kickstarted in England, the government hopes, with a scheme to make the process more affordable.

The Help to Build scheme, supported by more than £150 million in government funding, aims to make it easier for people to build their own homes or have them made to order.

The government estimates that self and custom building could deliver 30,000 to 40,000 new homes a year. Made-to-order homes allow people to customise a property to fit their needs.

This could include more office space for home workers, or another particular design to support a family’s requirements, including layouts which suit the needs of disabled or older people.

The government said lower deposit mortgages would also make it easier for people to get on the housing ladder.

The scheme will provide an equity loan on the completed home, similar to the Help to Buy scheme.

Further details will be confirmed on the criteria and how to apply later in the spring.

Housing Secretary Robert Jenrick said: “Building your own home shouldn’t be the preserve of a small number of people, but a mainstream, realistic and affordable option for people across the country.

“That’s why we are making it easier and more affordable – backed by over £150 million new funding from the government. The scheme we have launched today will help the thousands of people who’d like to build their own home but who’ve not yet considered it or previously ruled it out.

“Our plans will help get more people on to the housing ladder, ensure homes suit people’s needs like home working or caring for relatives, whilst providing an important boost to small builders and businesses too.”

The CIL exemption for self builders must act as a disincentive  for councils to allocate land for self build. How about the government pay councils the CIL they would otherwise get?

So they are putting up £150m for a scheme that hopes to build 30,000 self build homes.

 

That's £5K per self build home.

 

That level of "subsidy" is going to do somewhere between nothing and not very much at all to help self builders.  As noted the problem is finding a building plot.  Solve THAT problem and more self build houses will follow.

 

How about on all big housing developments insist a percentage of plots are sold as serviced self build plots at the SAME average cost as it has cost the developers?

They'd also need to make any plots released affordable. Graven Hill have increased their prices 50.03% since 2016 versus an HPI of 17.03% for the Bicester area and that's coming from a site wholly owned by the Council. Hardly in the spirit of Right to Build and trying to promote Self & Custom Build as a way of tackling the housing crisis.

Didn't someone link this the other day? It seemed to me the 150m was earmarked for consultants and thinkers rather than actually paying for bricks or land or anything tangible. It's more money down the drain plain and simple.

They need to find a way to reduce professional fees for non safety aspects.

So if a council agrees that a plot of land can be built on, building should be able to start immediately, no pissing about with all the surveys and reports needed. The councils should be spending my money on that, the the individual house builder.

 

We have local elections coming up here, chatted to one of the green people homing to get elected, he wants no holiday homes, only truly affordable homes.

My prediction is he won't get voted in.

Not sure how £150m is enough to mirror the Help to Buy scheme with 20% (40% in London) equity loan. A simple example where the Government lend 20% on a £400000 Self Build would allow for loans to 1875 builds... which is a little shy of the 30-40k builds they want to stimulate.

Agree, however self build encompasses everything from never lifting a finger, turnkey delivery to rolling up your sleeves and doing it yourself.

 

UK is addicted to the big developer model which is delivering a lot of units but they are not of the best design or build quality.

It does deliver around 200,000 houses a year.

That is really a totally different thing, and is down to legislation, standards and enforcement.
