I have just had a survey done and the surveyor has reported that my house is 'of non traditional PRC construction with an asbestos roof, believed to be of concept 4 type' ...SO, my mortgage lender will not lend on the house. My term has ended and i am going to be repossessed. I have owned the house for 15years. I have 2 previous surveys 1. when i originally purchased the house and 2 when neighbour did new roof which say my house is traditional construction with a semi pitched asbestos roof. My house has beed mortgaged before. I have photos of when a window was installed a few years ago. Can anyone look at the photos and tell me if you think my house exterior walls are Traditional Construction brick and block or Non traditional PRC Concrete. ProDave Posted March 28, 2021 Share Posted March 28, 2021 Are you seriously saying the lender who has been your lender for 15 years is now saying they want the loan redeemed in full NOW because they think it's "non standard construction" i suspect you need legal advice but first look to see if another lender will take you on. joe90 Posted March 28, 2021 Share Posted March 28, 2021 (edited) Our last house (which we still own and rent out) was PRC and yes when we needed a short term mortgage it caused a hiccup as it’s not liked by mortgage companies. We did establish that a survey was done by the last owners fir their mortgage. The issue is making sure the steel frame is not rusty. In fact you could see where small areas had been cut out so the steel could be seen then patched. As the previous inspection was about 6 years ago we did not need it done again. As far as I am aware asbestos is only a problem if you break/cut it. You may need to hunt around for a mortgage company that’s interested and/or arrange a steel survey, best of luck ? Its a remortgage, the current lender will not lend to me because i have more than 3 buy-to-lets so i need to find another lender. Ive have exhausted all efforts with the council in trying to obtain history and construction with the house. The neighbors are council properties and the tenants know nothing. I just need as many experienced surveyors or builders to look at the wall in my photos and give me their opinion on whether its Traditional Construction brick and block or Non traditional PRC Concrete. I am in the process or trying to find a structural engineer to come and give me a report. Contact the surveyor, basically provide the two previous reports and state that you believe they have made an error. Ask that at their cost they re-asses the property, and state that if you incur any costs due to their negligence then you will seek redress. Do it by phone, follow up in writing recorded delivery. They say i need to get an engineer report from a qualified person to prove the construction and even still they wont guarantee they will lend. PeterW Posted March 30, 2021 Share Posted March 30, 2021 Who is the surveyor registered with ..? If they are registered with RICS then you can complain by their complaints process. Yes i am getting a structural engineer to survey. I posted the photos on here for additional opinions of the wall construction in case 10 people replied and said, yes it PRC construction. Nice heh. They run a mile as fast as they can at the earliest whisper of trouble - ‘corporate social responsibility’ anyone?
