Hi all,

I'm looking to sell my house and I'm wondering if the state of mortar around a window installation (done by the previous owner) is going to be an issue on a survey. I never noticed it till we decided to sell.
 
There is no issues with damp or any problems from that window, it just looks abit suspect and I'm worrying it may be an issue if a full survey is to be carried out.

If it will be an issue what am I looking at to correct it.

Where has the lintel gone?  the brickwork is sagging with only the actual window holding it up.

 

Yes that will be an issue probably blown out of all proportion by a surveyor.

Forget the width of the mortar perps. The lintel is the real problem. 

 

You might consider replacing the window with a wider one at same time as replacing the lintel.

 

Have any other windows got lintel problems?

Looks like the old lintel (like your neighbours) has been taken out to put a taller window in, and maybe moved to the right a bit. It's been done badly with an undersized bit of steel so the brickwork has dropped. Not sure what's going on with the pointing to the right; looks like it's been painted on.  I'd try and get it tidied up a bit - repoint above the window, make the gutter joint look better and get rid of the vegetation - and see what comes up on a survey.
