It does, i will speak to them about this bit. Completely understand. I hoped another contractor familiar with this type of work might be cheaper. But, on reflection its not worth the potential for disagreements. When the time comes, later in the year i will just engage them.

I fully understand all of that but as you say yourself that in your case SSE charged you £1016. Presumably they also had to do the same safety stuff and i doubt it was less than 20 feet. Therefore, it the price that i am dismayed at.

The 20 feet is across the village lane that runs past my plot. And includes the 2 metres into my plot. Actually i think they expect me to dig the bit on my land. 20 feet is being generous to them. probably no more than 15, i will measure it exactly at the weekend.

So, The surveyor from UK power networks came to the plot today. Cost to provide electrical supply will be about £6.5k. The total distance they need to dig to bring the supply to a box on site. is..... Anyone want to guess. About 20 feet As it happens the difference in price between 1ph and 3ph would be minimal. Does anyone know if there are other organisations that can competently do the dig part at a better price.

Also building soon in Hertfordshire, off a country lane. I spoke to UK power networks just this week and theya re sending a surveyor on wednesday to quote for the temporary supply & subsequent house supply. No cost for this survey and they will provide a written quote. No brainer really just ask them to come and survey your plot. I dont know about water, they have not responded yet.

I wish. More like about £5k now. Welfare facilities for the archealogists. Open ended upwards from £5k if they decide they want to do more. One firm wanted to reserve the right to call a sight meeting with the county archealogist at £95/hour billed to me when and if they decided to do so. You will understand why i am wary of the whole circus.

Just to be clear, the village is already an area of archealogical interest. Dont know who decides that but it means a desktop survey wont cut it. It turns out that the convention the county uses ( Hertfordshire) is 'trench 5% of the area of the site in the area of the footprint of the project'. The people i have consulted are aware of this but i was not. They have to submit a written submission of work ( the WSI) it gets approved by county, they dig the trenches and we all hope that nothing is found. Guiding principle seems to be. Anything found will likely mean more work is required and i will have to pay for it, and accept the inevitable delay. They decide what needs to happen with no recourse from me and i just write them a blank cheque.

I agree, up to a point. If the guy puts himself forward as competent then i expect them to be.

I asked a prospective builder about ASHP and MVHR. It was clear from his response that he thought it 'new fangled technology'. In my head the meeting ended at that point. He was a nice genial old boy and i am sure he could build me a solid driveway. Just not the house. I am still looking

Obviously the type of seal on a sliding sash window is going to be less effective than a traditional casement. But how much less effective? I have been investigating masterframe sash windows, they look good. But if they are not compatible with a highly airtight build then i need to abandon them as an option. Is anyone else using them and achieving good ACH figures or is the whole idea stupid?

Or get someone like Potton to turn the planning drawings into something that can be built. Although Potton are relatively expensive they would do all that is required to get the thing built right.

When the power company surveyor arrives i want to be as informed as possible. Do i need to ask for/demand a specific current capacity. EV capability or anything tht i am currently ignorant of. The house will be a 200m2 detached. I need an ASHP. If its not too expensive i might request an EV capability. Is there a specific location in the house that the CU has to go or is it down to me. Well there is the problem right there. Easy to say, not so easy to find one which is my issue in a nut shell. Since i posted last night i have e mailed 4 installers from the .gov website of accredited installers. Lets see what transpires Agree. Thats why i cannot see the £10k ish fee for doing so.

Fogg What i can say about my Potton experience is that the planning permission submission that they talk about is not part of their house design service. It is a referral to agents of theirs and cost me £2.5k. Then £6.5k for trial pits/foundations design.

I am having a Potton House built soon. Have planning permission and a design from their older style range. A couple of others on here as well. Your design is very modern looking.

I am starting to despair of the whole ASHP saga. See the Chelmer thread. £12300 + VAT for supply only. We all know that the parts are available to buy and what they cost. I am not capable of doing this job but there clearly are people that are. Where are you all ?

Its 201m2 when built. I dont believe it will need that size of pump. Yes it is. I am beginning to despair of this whole racket.

Thats a real shame for the OP. My 'standard' permission requires start within 3 years. I asked, and digging the footings is the minimum recognised as starting.
