What the actual f%$k, that is huge and at least a £2.5-3 mil build cost, at that amount i am worried on your behalf 🤣 I am not that far from you in Devon, and would be interested to know what a 1,200m2 house looks like. Have you got planning yet? -
interesting, does that mean that there are two vapour barriers, one below the PIR and one below roof joists / rafters above the plasterboard?

That sounds like its getting into the relms of a Hybrid roof, did you have a look at interstitial condensation risk?

That is pretty much the size of it, but say you have a self build mortgage of £150k, and for your first stage you draw down £50k, you are only paying the 6% on the £50k, not the full £150k. However you do have to be careful in minimising the time you are exposed to the full draw down of £150k. Hopefully your broker comes back with something positive.

Are you sure that self build mortgage wouldn't work, you only pay interest on the amount you draw down, not the total amount borrowed. Have you spoken to a self build mortgage broker?

I have a Luxair one that fits in a boxed out recess in my ceiling. You need to be planning for the fan when you do your joists as the fan sits in the ceiling cavity. Also factor that you need to get a 150mm duct out the house some how. I didn't know what fan i was using so i have to do some messing with the joists and the designer had to check the calcs but it got done to make the recess. Fitting is easy if you have got your measurements right, though was a pig if not (i know from experience). As for longevity, this fan is new to me (£100 of facebook marketplace) and has worked fine and isn't too noisy. I had to get a new remote and give it a good clean but been good value -
just don't injure yourself filling it in.

I don't think that the mass loaded vinyl will do a significant amount. 100mm acoustic insulation between the joists will be a better solution paired with resilient bars. However you need to be careful of the risk of interstitial condensation. This was our roof type I got a couple of insulation firms to do a interstitial condensation risk analysis based on my geographical location, which showed no condensation in the lower layers (below the vapour barrier)

No OP, but my water proofers used the Newton systems, this is the retaining wall in construction with two layers of membrane painted on, prior to the geodrain being fitted and back filled with clean stone. -

We put a load of clean stone down behind the retaining wall before back filling earth (blue below) with a geotextile layer between, to reduce hydrostatic pressure on the wall. Didn't want to rely on just that geodrain. -

Ah i see it, i was concerned that you would backfill the mud right up to the waterproofing without any geotextile layer and clean stone. -

looking good, just a point on your back filling, is you just backfilling earth against the external waterproofing? Hopefully you can get some drier weather! -

When i had my basement retaining walls waterproofed externally (with an internal solution as well) they used Newton tanking (Hydrobond flex i think) as well as a drainage membrane. Also have a look at the products here https://www.permagard.co.uk/ worth giving them a call and talk through what you want to do. -

How long will the job take do you think, I would be tempted to hire one, or buy a cheap one second hand. I brought a cheap second hand paslode which has its quirks but for a days work here and there does me fine. There is another thread lurking about somewhere

That is what I was thinking, you can get waterproof gel IP68 that electrician use in outside sockets. But I don't think that may be the best solution -

you could seal the whole outside of the fitting in something before filling with concrete, as your plumber what he would do to make it bomb proof (without questioning his ability with compression fittings)
