  1. Interesting, thanks for the replies. I hadnt thought about single skin with ewi. Excellent to hear about the double acoustic boards Likely to use easijoists for the upper floors. Not it sure how to go about getting sound insulation between bedrooms upstairs.

  4. Hi all i am really keen to get great sound and heat insulation, searching on here if I see many have timber frame or other construction methods. I was wondering what the best way if achieving good results with a brick and block construction? I dont really have extra space for thicker floors or walls to pad it out with extra insulation, maybe there is higher spec material I can use etc? any way tips are massively appreciated
  5. Thanks. He send me through the documents, and its like for like as far as i can see and circa 3x the fees. Cant see what insurance or warranty they have which is of benefit?
  6. Hi, It seems self builds may be catching on amongst my relatives, my uncle seen some land in Wiltshire he likes, but needs finance to complete the purchase, preferably via self build mortgage. He spoke to one lender who said they would need BC sign off before they would lend, he has looked at the buildstore who will lend but due to the fees (circa 5k!) he would like to see if he can go direct if possible. Said I would ask on here for him, if anyone knows of a lender who will lend without it. Thanks in advance!

  8. Hi all, I just want to make sure I have this correct in my mind. So I get a SE to draw up some technical drawings, then pass these on to LABC (other providers are available) who give the initial "all clear", then they inspect the build at various stages to ensure compliance? How many of you have opted for using the same company for inspections and warranty? Thank you in advance

  10. I do wonder at what point it becomes cheaper to hand it over to someone else, the cost of mistakes, interest, time, other costs etc

  12. I know its fairly standard. "All building works including demolition, construction and machinery or plant operation should only be carried out between the hours of 0800 and 1800 hrs Monday to Friday and 0800 and 1300 hrs Saturday and at no time on Sundays or recognised public holidays." I was hoping to do a bit my myself at the weekends... What would you do? Keep quiet and hope no one notices?

    Bricks specs

    Hi, Part of the build is in a flood risk zone, with this in mind I was thinking of spec'ing bricks with less than 7% water absorption, this however limits the choices. Do you think it is worth spec'ing such a low water absorption bricks? Also where do you call it, 7%, 10%, 13% etc. Thank you in advance
  14. Sorry meant if you go through BuildStore Tbf although the fees on that are low, the rate is 5.99% with a painful 3% penalty if you repay in 3 years.
  15. So apparently this is insurance for the lender, you will still have this even if you choose arrears.

  18. The floorplan works at the moment, want the option to convert the loft in the future, hence some of the height. They may say that, I would need to talk to them again, its not easy to pin them down.
  19. I think having them different helps make the two parts distinct, although the difference needn't be so large.
  20. Agree the door would look much better, I will do that thank you. I was thinking of using a cladding rather than render, but my IT skills are lacking.
  21. They are typical Victorian. The planning dept would prefer a contemporary design that's far removed from those houses.
  22. I seem incapable of fiddling and completely revising designs. I've quickly knocked this up, I think it has potential, but its not quite there. Love the contrast of dark grey and white, but I fear with such a large about of "dark" it could become over powering. Any thoughts, feedback is hugely appreciated
  23. Thanks all Yes there would be a wider space the other side of the house, there are no windows etc to deal with as the neighbours house used to be attached pre slum clearance. I havent planned any windows for that side, but perhaps a small one for a loo would be nice.
  24. I'm going over all my plans again and trying out new designs. Say a neighbours property is build up to the boundary, what is a good minimal distance to keep between them? I was thinking 1m, but not sure if this is a little too wasteful. Thanks!
