  2. Well I've still got the garden room/gym to build. That will keep me busy next spring/summer.

They are somewhere, I'll have to dig them out at some point but the original design was dug into the steep hill to give the illusion of a bungalow but it was actually the park that wanted "bold" as a nod to the vernacular despite the fact that all my near neighbors are 50-60-70's dormer bungalows. Go figure! It was the glazing that the park had the most issues with, the vernacular is for small inset windows to protect you from the wild weather. The inset middle section was a nod to this detail and all windows recessed by at least 100mm was one of my planning conditions, thankfully easy with my design of timber frame plus cavity and block. They also made me reinstate the cat-slide (from two story to single story) roof to the rear which existed on the old house on the plot and again is a local vernacular. In summary; the design has various elements that "tick the box" for local design. This "box ticking" is the world of national park planning!! and yes, all timber must be stained 'dark brown or black'. Yet another planning condition. If they want me to paint my cedar dormers and brise soliel brown or black they're going to have to come and do it themselves

  10. I feel your pain! I massively underestimated the landscaping costs and I yet to buy as much as a pack of seeds! Thats a lot of trees. I only need 5 for my plating plan
  11. Plenty of rambles but not many pictures over my few years on here. The design wasn’t quite what I originally envisaged but it was a work of significant compromise with the park planners. A number of locals remain unimpressed by a modern build on the moor. The most insulting being “The Travelodge on the moor” ??

So it’s almost 5 years since I bought my little corner of the national park and for the first time this evening after another weekend of slog I looked back at the house and thought.......shit......it’s actually beginning to look close to being finished. Then I remembered that tomorrow sees the delivery of another 120 tonnes of top soil (that’s over 500 tonnes now!) and the landscaping needs another month of graft. Oh and then there’s seeding and planting, the culvert needs building, driveway....OK just loads still to do ? But for just a brief moment in the evening sun I could see the finish line in the distance.

  14. I feel your pain. I'm nearly 1500ft above sea level and the August weather thus far has been even more unpredictable and variable than usual whilst trying to lay 170 m2 of patio and related hard landscaping I'm praying for some stable weather so I can get some seeding completed in late Sept early Oct. I bet it will either be too wet or too dry!

  16. Thanks, understood. I've just found the table by supplier (BPC) supplied with my system design. Their assumptions don't seem to meet the regs as what they describe as "WC1" and "WC2" are actually bathrooms. The table also seems to provide the same results for continuous flow and boost?

  22. As Jeremy has said it looks like its had a coat of oil. The need to re-apply is purely cosmetic, personally I quite like the look of oiled oak rather than the natural grey.   23. Green oak will do exactly as you've shown but it is highly unlikely that it is anyway compromising the strength of the posts. Definitely don't do anything. Its probably got a fair way to go yet and anything you add will not only destroy the visual appearance (I guess that is subjective but if you were looking for 'clean' lines then that is the wrong material) but just crack or fall out.

I needed 4 new boots for the Disco recently and the cheapest place was ASDA tyres. https://www.asdatyres.co.uk Buy (or pay the fitting center direct) and use a local fitter from their list (and there was plenty to choose from). Painless and less than any other local or online provider. P.S. I never shop in ASDA, went in one once. Very big and scary, way too much choice and full of window lickers
