  1. nope. you get a QS down to the last nail including time line gantt etc second fix items of course are prov sums. its all automated, they turn around a set of drawings in 24 hours.
  2. used the blauberg units on a friends house, very impressed with them. not cheap though. They can be 'meshed' together to provide cross ventilation if needed. Bathroom have different model than the living area versions to handle the moiusture. the kit is very good and provides for an air tight install. shame they are not MCS certified.
  3. I did exact same as I didnt like the look of the little chimneys. Problem I had they are not big enough and throttled the air flow (MVHR complained about restricted air flow) so had to ditch the plan.
  4. yeah thats bollox. I dont believe air con is allowed under MCS though. You dont need it in any case as you already have an air con unit - the heat pump. Like buying a tesla and then towing a trailer of batteries to charge it.
  5. you still dont get it. If you do not provide the scope of works , a QS, how can you compare what your being quoted ? drawings on their own are only part of the picture. See it all the time people saying they been robbed by a builder, out of cash and job not finished. when they penny pinch at the start by not paying for a correct drawing and QS pack to be tendered against.
  6. wrong. sub £500 online QS services. You wouldnt order a kitchen without a quote and breakdown, why would you build a whole house with(out) one ?
  7. have a dig though other planning applications, most already have this detailed. copy it and send it in.
  8. fixed cost all day long. you will be bent over royally paying day rate. trades arriving at 9 gone by 3 etc. they wont care a jot once your budget is spent and there is still 30% of the job still to be done. Do it like the professionals, get the build professionally QS'd. agree the QS with your builder. Pay to the QS in arrears. Zero to go wrong.
  9. there are companies who do umbrella scheme, you or your plumber install and they inspect. ultimate renewables in oxford are one
  10. when was the outbuilding constructed ?
  11. this has found to be unlawful when appealed. If you have this condition, ask for it to be removed. if they refuse appeal it (its free) and claim full costs.
  12. yes i have both the new and old model. the drain can be brought out either side on the new model (its wifi controlled). Had our plumber put a waterless trap for it to drop into to be on safe side. amazing bit of kit, couldn't live without one in the summer now.
  13. the one the builders merchant sells.
  14. my 7kw panasonic takes 30-50 minutes to get a incoming water temp 250L cylinder to 52.
  15. without reading the rest, biggest tank you can fit. let ASHP get it to 52, use an immersion overnight on cheap rate to get it up to 75c+
  16. yes the panasonic ones do, we leave ours set at 21 in the winter they heat in the summer they cool, the heat pump decides. It's all automatic for the fancoils.
  17. look for a heat geek certified, they are the best about it seems. https://www.heatgeek.com/heat-geek-elite/
  18. if your going for LVT will need smoothing compound.
  19. you can diy and get the grant, just need the company who supply the kit to sign it off. thats what we did.
  20. photo below taken when it was 35.2C outside according to my weather station, ASHP running at 16C (dew point was around same) bedrooms remained at 21C during peak heat dropping to 19C once dark and the fan coils clicked off. Would never be without them again.
  21. we have the neff pop up as we didnt want to lose space on the hob for integrated. Works amazing it pulls every bit of steam into the extractor on the mid setting. Island mounted so completely flat finish.
  22. look at the scale of your approved planning drawings, a pencil line thickness is likely to be at least 600mm!
  23. get the roll of electric cable before you dig and lay it as you go. if you have bends it will 100% snag in that horrible felxi duct. Otherwise use sewer pipe instead of the flexi and it will be a breeze to pull through.
