Space is tight . No room for sockets in unit to left or right of sink as dishwasher and washer . Also pump needs to go under sink . Google doesn’t suggest this is against regs . So sockets under kitchen sink ok ? Assume best to place as far away from the tap ( in case tap leaks ) .

Couldn’t agree more . Of course the justification is better quality rentals once they’ve been inspected . Bristol is running about 2 yrs behind on this and the ‘inspection’ takes a good 20 mins . Value for money 🫤

Have some unique problems with sky lights . Hole not square . Used lite weight backer board to give something to bond to but also provide lip for ceiling ( apparently there is no ‘proper’ solution to sky lights in a suspended ceiling like this so the manufacturer tells me ) . Then ct1 plasterboard type tiles in . The seams show the plastic tape which in a normal ceiling you’d never see . That’s going to bug me - so some trim over them later .

😊 . We all say “ finish in x years “ - it always takes longer . A mortgage puts you under pressure that’s all and the rate may ( or may not ) be favourable . Appreciate a mortgage may be your only way forward - but keep that as small as possible . If you can work to save then you can reduce your borrowing - might take longer ; but risk is reduced . Your nativity ( like mine ! ) is your gift . As @joe90 would say “ you don’t know what you don’t know “ . Therefore you just jump straight in and learn ( usually from mistakes ) as you go - enjoy the rollercoaster 😊
