It looks great from afar, the £5k was for the kitchen worktops only and two small runs of worktop in utility room (one 1.4m with sink cutout and one straight 2m) and all upstands, odd thing is the utility is fine, almost like the started well then gave up ? had an email response from the company, asking for photos and stating that they will discuss it at a meeting in the morning. dont know how they could reasonably resolve it to be honest! -

Oh it gets better.... carcasses have been butchered and upstands fitted over end of masking tape strip left from painting, would have taken seconds to peel back. -

It was templated so I don’t know how they got it so wrong.... but I have no copy of template, but they also didn’t get me to check or sign a template or contract, needless to say I have had no response to email and no answer to my calls. We had the utility room done too, and no issues there, mainly because it’s just a small run of units, so I recon between the utility and the kitchen island (once we cut out the correct hob size) we won’t have lost anything if we pay no more to them. If we have no reply we will get another company in to re-do the kitchen sink part and worktop either side of it. -

So far I have paid £2k deposit (via bank transfer ? ffs what an idiot) meant to pay a further £3k on completion. I have emailed them but as yet no reply, it is Sunday though. The close up photo of the join isn’t the one under the window, that’s one further down the run of units, and every bit as visible. the slabs they used were bevelled, even on the join so they were never gonna get a clean seam, shoddy finish. @JSHarris photos would be much appreciated, I am currently moaning to a family member that thinks I am simply being “precious” -

Oh and the drainer groves are on the wrong side from what was specified, meaning the tap is not central to window which will REALLY bug me! -
So yesterday we had our worktops fitted, 1st issue is we have a rather long joint in the worktop in a window sill that we were told would be from one slab so that we didn’t have a joint , we then knew we would have 2 joins each side where it would meet the rest of the worktop (U shaped kitchen) and we were told that the join would be smooth to touch, that no join was invisible, but it would only be visible if you look close. Obviously with quartz/ silestone we knew it couldn’t be seemless. 2nd issue is they cut the hob out too small despite it being there, easily rectified though. but our main issue is the type of joins, I just want to know if this is acceptable. It looks horrendous to me, almost like it’s been tiled, the joints are “grouted” with a thin silicon layer to seal. Help!

Utility is ready to be fitted and I’m now sourcing my integrated appliances. Washing machine -no bother, but struggling with tumble dryer, can only find a white knight one that is integrated but I am looking for something more robust. Ideally a condenser or pump. has anyone found one they would recommend?

Just to add my tuppense worth, we haven’t had a bad trade on site, granted we haven’t had many but, Brickies, sparkie and plumber all faultless, all have their own business and a reputation in a smallish community to maintain, perhaps the issue arises when there is no accountability for work? Working for a developer that pays price-work tends to encourage a “wham bam thank you ma’am” approach, and on to the next job, different site. Some of the trades on the developments is utterly shocking. Working for yourself you are relying on your number being passed on because of satisfied, returning custom, perhaps it’s a sign of the times, people don’t know their community any more and are selecting tradesman from glossy adverts. Unless newly set up, good tradespersons don’t need to advertise, heck they don’t have time for the backlog of work from word of mouth to even consider a glossy ad! Also if you need good trades, I do think you need to wait, I think a lot of issues with selfbuild arises when deadlines over-run and people accept whoever is available just to get on. Id be suspicious of any trade that could start immediately.

Just got our quotes back from retrospective warranty companies and between 5-6k ? didnt think we would need a mortgage as have a house to sell but property market very slow, very expensive piece of paper! -

Being from Peterhead, I like the pink granite, just my tuppense worth, but yes I’d keep the rest to a limited colour palate, no need to introduce more colour, although a lighter grey may have kept it “soft” Are the cream houses within the conservation area too?

Most people who have been involved in choosing the process that their Build will take have likely done their research and for whatever reason, they have made that decision based on what is best for them. We chose timber frame, stick built on site, as timber frame is common up here (weather) and we had the skill to do that ourselves (joiner). The brickies laid the base course on top of concrete foundations, and have skinned the build too, it’s what we were comfortable with, as it’s what we know. Thats not to say it’s best. But it was best for us, made financial sense, wasn’t risky. I would speak to others in your area that have just built and ask if happy with decision as you may just get biased, defensive views here. We all like to think we are right ?

One thing that might be worth considering is how u get them off the lorry, delivery was on a flatbed and we had to arrange our own forklift (or tractor telehandler) , might be worth requesting hiab as part of ur negotiations as I overlooked this.

We went with Nordan, got quotes from them and Ally at Rationel. Rationel was cheaper, so asked nordan to match, they did and also applied a 5% discount. so went back to Rationel and asked if they could do any better, they rounded off the figure. nordan then agreed to a further discount and also waived the charge for dual colours (different inside from out). we had 45m2 of aluclad glazing, two wooden colour coded doors ( I wanted “grooves” ?) and set of French doors was 13kish both really good to deal with but personally can’t fault Nordan, was Calum Sinclair I dealt with there, mainly by email: [email address deleted for privacy reasons - could anyone who wants it please ask @Triple07 for it by private message? @CC45 Thanks, these r a couple of months ago, front and side elevations, excuse the mud and the miserable Scottish weather, must get more photos now the scaffold is down.
