Surely a new build will be pest free as if it’s air tight it will be pest tight?

From what you say about glueing only the edges it sounds like a “floating floor” and personally I hate them (I have a bathroom floor that’s floating and you can hear it’s hollow. It may be something you have to move with other than get it all taken up.

Expanding PU wood glue that’s works on damp substrate. This is my “go to” glue for thst kind of work. Might be a problem tho if you have already covered it in other stuff.

I know you have proved this is not your case but years ago I had the same problem, came home from work to find the header tank (plastic) was so hot it was about to give way and flood the house, it started out square but ended up round. The immersion thermostat failed and boiled the water. With yours A thermastst somewhere has failed by the sound of it.
