  1. My point was they are not all bad . I employed a planning consultant for my third application and she was useless IMO. In my case not, although I had support from several members prior to the vote, they all voted against me in the meeting and would not look me in the eye (and I was told they were told to vote against me).

  3. I agree. Is it worth going back to the LPA and asking what they would accept (I know many won’t do this but it’s got to be worth asking 🤷‍♂️).
  4. Well I found the appeals process and outcome fair for my build, they backed my arguments, I can only speak as I find.
  5. I would agree but the appeal officers are not local planners, my appeal decision slated the local planners for not following their own guidelines. I still say the planners/appeal officers should state what they require to make it “sustainable”.
  6. What else could you possibly do to be sustainable??? FFS. This makes me very cross. Jobs worth springs to mind. I would want them to tell you WHAT you can do to make it sustainable 🤷‍♂️

It would be interesting if your neighbours could give you their plans involving only timber, that’s the way I would have liked to do it, however I have inserted a ridge steel in a terraced house by using a joint, your steel supplier will drill and supply what’s necessary to do this. Yes collars and ties can get in the way but your neighbours managed. Try to get their plans.
  9. Hi Garry, so sorry to hear of this refusal and good for you for not giving in. Yes all these bl@@dy politicians talk of building more houses and changing planning rules but they still stop people like yourselves doing the right thing. 🤷‍♂️

Having watched and thoroughly enjoyed watching all of Clarksons farms programmes it did bring home how difficult farming is and as Jeremy admitted he could only really do it because he has other income streams. Anyway I digress, it was obvious that the council and many locals did not like him (he can be obnoxious) but he did win his appeal in the end. He was lauded by the farming community and won an award for bringing to the general public the realism of the difficulties farmers face.

  18. Yes they do, I built a “log” garage and no vertical timbers should be fixed to the horizon timbers except one end, door and windows have contraction gaps to allow for this. If you need to fix vertical anything sliding fittings at one end. Mine is 45mm logs and although only a garage and not been through a full winter yet it stays quite warm so I think with a small heater yours will remain quite comfortable.
  19. With my build I had an 80 amp main fuse from my supplier, all electric with ASHP and a workshop with loads of power tools (no EV charger tho) and this is adequate.

  21. Firstly, thank you for the complement of “clever” (yet to be proven!!!). I think with new builds we are seeing new materials, GRP, metal, composite materials. Historically we have seen materials from thatch, through slate to tiles of differing materials. Mostly roofs are slopes to shed rain, constructed in timber (mostly) with a covering that’s waterproof. So in answer to the question. Why, if what we have works, yes thatch is being replaced (where allowed) with modern materials, asbestos also but change for changes sake is not necessary (I used slate on my build for longevity, proven reliability etc).
